EV charger installation in Tomares, Seville, Spain: a wallbox for your villa or your Altos del Aire space

An EV charger in Tomares, Seville, Spain, nearly always goes in the garage or carport of a villa in Aljamar or El Zaudín, fed from the house fuse board. In the new Altos del Aire flats, on the other hand, it goes in your space in the communal garage with a simple notice to the comunidad.

EV charger in Tomares: mostly at your own house

Tomares has about 25,492 residents, sits high on the Aljarafe ridge a few minutes from Triana and Los Remedios, and is a town of detached and semi-detached houses. On estates such as Aljamar or around El Zaudín the car sleeps in the house garage, so the charger involves no comunidad (homeowners’ association): it runs from your own fuse board. The exception is Altos del Aire, the new neighbourhood of flats, where the communal garage rules apply. Those rules are explained in full on our EV charger in a communal garage page.

Villas in Aljamar, El Zaudín and the village centre

Many of these houses were built between the 1980s and 2000s. Inside they are usually fine, but they have taken on loads nobody planned: air conditioning in every room, the pool pump, the pool heat pump and now the car. That is why almost every charging installation in Tomares has three parts:

  1. A dedicated circuit from the fuse board, circuit C13 under regulation ITC-BT-52, with the cable sized for the distance to the garage or carport.
  2. Dynamic load balancing, so the charger lowers its power when the house is drawing heavily for air conditioning in August.
  3. A surge protector, highly advisable with summer storms and a car of that value plugged in all night.

With a single-phase supply the norm is a 7.4 kW wallbox, which takes a 60 kWh battery from 20 to 80 % in about 5 hours within the off-peak band. If your villa is three-phase, you can go to 11 kW. Power options and prices are compared on our home EV charger for houses page; we install units from makers such as Wallbox, V2C, Circutor and Tesla.

Charging from your own roof

In a Tomares villa the roof is yours and there is usually room for panels. If you already have them, or plan to, the charger can run on surplus only or on surplus plus a minimum from the grid, so the car charges on your own energy when it is home at midday. We size it with your consumption on our solar panels in Tomares page.

Altos del Aire: a space in a communal garage

In the upper part of town, by the Olivar del Zaudín park, Grupo Insur is developing Altos del Aire, with more than 450 homes in several phases: Mistral (200 homes with 3 and 4 bedrooms), Siroco (84 with 1 and 2 bedrooms) and Poniente. These are flats with a communal garage, so the charger goes in your space, fed from your meter, and you only have to notify the president or administrator first. There is no vote and no meeting, and since the Supreme Court ruling of 1 December 2025 no authorisation is needed just because the cable runs along the shared ceiling.

If the garage has conduit to the space, as the Building Code requires for buildings licensed since December 2022, a smart charger comes to 1,250 to 1,450 euros. We check on the visit. If you are buying, plan it early: with the garage and home plans we work out the distance to the meter room and the cable size, then install within a day or two of the keys. The development is on our Altos del Aire new-build page.

Frequently asked questions

Is an 11 kW charger worth it at my Tomares villa?

Only if the house has a three-phase supply, which we see in villas with a heat pump or a large pool pump. With single-phase, the usual case, the ceiling is 7.4 kW, enough to add 40 to 45 kilometres per hour of charging and fill the car overnight. A three-phase 11 to 22 kW unit costs 1,600 to 2,800 euros plus 21 % VAT.

The limiter already trips in August with the air conditioning. Can I still add a charger?

Yes, with dynamic load balancing. A meter in the fuse board tells the charger how much the house is using and it lowers its power so you stay within your contract. Another option, compatible with the first, is raising only the off-peak power on the 2.0TD tariff and charging at night, when the air conditioning works less.

Can I charge the car from the solar panels on my roof?

Yes, with a charger that works in surplus mode. A car doing 15,000 kilometres a year uses 2,400 to 2,550 kWh, which about 2 kWp of extra panels covers if you charge by day. In Tomares it works well if you work from home or have a second car that spends the morning at the house.
