Villanueva del Pítamo (Seville)

Villanueva del Pítamo new build homes in Seville, Spain, are still on the drawing board, which is the best moment to think about the electrics: preventing is better than fixing. The new neighbourhood is due to start urbanisation works in spring 2027. Here is what to ask the developer about electricity and EV charging before you sign, and what to check when you get the keys.

How new-build homes are handed over in Seville

The specifications (memoria de calidades) of Seville’s new developments are very similar: a high electrification grade, ceiling points in every room but no light fittings (just the cable or a bare lampholder), mid-range switches, a video door entry system, air conditioning pre-installation, manual blinds except sometimes in the living room and, in the garage, EV charging pre-installation but no charger. Since 16 December 2022, the Spanish Building Code (CTE HE 6) requires charging conduits to 100 % of the spaces in new residential buildings, but each owner pays for their own charger.

So in the first weeks after getting the keys, most buyers order the same jobs before moving in.

What a new-build electrician in Seville is asked for most

  1. A charger in your garage space. If the conduit is already in place, we pull the cable and fit the protection devices and the charger: see EV charger in a communal garage. You only need to notify the comunidad (owners’ association).
  2. Light fittings and downlights. Orders of 30 to 50 spotlights per home are common: see downlights installation.
  3. Extra sockets (outlets) on the terrace, the kitchen island, behind the bed or on the TV wall.
  4. Smart home, motorised blinds and awnings, especially in penthouses with terraces.
  5. Air conditioning: completing the pre-installation or adding a split unit in a bedroom.
  6. Electrical snagging (punch list) check of the installation you have received, with a report of defects you can pass to the developer.

We group it all into a fixed-price move-in pack, so it is done before you move. And if you install the charger in 2026, you can deduct 15 % of the cost in your income tax (IRPF).
