Alcalá de Guadaíra new build: 191 affordable Vive Alcalá homes for 2027

In Alcalá de Guadaíra, a town of about 76,829 residents east of Seville, the most significant new build of these years is not signed by a large private developer but by the municipal public company Vive Alcalá. Its two affordable housing developments add up to 191 homes:

  • Cornisa del Zacatín (sector SUP-R4): 84 rental homes.
  • Avenida Mar Mediterráneo (sector SUO-10): 107 homes for sale.

Both are being built with industrialised construction. The works were awarded in April 2026 and completion is expected in summer 2027. Beyond them, private supply in the town consists of small developments by local builders.

What changes in an industrialised home

In industrialised construction, much of the building is made in a factory and assembled on site as panels or modules. For the electrics that has three practical consequences:

  1. Conduits may run inside the panels. Drilling blind to hang a shelf or a TV is riskier than in a brick partition. Before drilling, we locate the route of the installation. If you plan to hang heavy furniture, ask Vive Alcalá or the builder for the installation plans first.
  2. Adding points is planned differently. A new socket may need to reuse existing boxes and access points or, if there is no other way, a discreet surface trunking. That is why it pays to ask for the plans and the single-line diagram of the installation from the start.
  3. The quality of the joints matters. If modules are connected to each other on site, the handover check makes even more sense.

If your home is rented: Cornisa del Zacatín

In the 84 rental homes the owner is Vive Alcalá. Some things you can do freely and others need its permission:

  • No permission needed: hanging lamps and ceiling lights (from 30 euros each), changing bulbs, plugging in your appliances.
  • Written permission needed: adding sockets or circuits, an air conditioning line or an EV charger.

We help you prepare the request stating what will be done, how and with which boletín, so the answer comes quickly.

If you bought: Avenida Mar Mediterráneo

In the 107 homes for sale, you decide. On a tight budget it is best to go step by step: first light in the main rooms and any missing sockets (from 30 euros each); then the air conditioning line for the bedroom (from 300 euros), welcome from day one in an Alcalá summer; and the charger when the car arrives.

If your home has a parking space, being a recently licensed building, the charging conduit should reach it, and an EV charger in the communal garage will cost 1,250 to 1,450 euros with a smart unit. Keep the tax point in mind when you do your sums: the 15 % income tax (IRPF) deduction expires on 31 December 2026, before these handovers. It may be extended again, but do not count on it.

Frequently asked questions

Why is snagging especially important in an industrialised home?

Because the installation may be connected on site between factory-made modules, and that is where a loose connection can appear. Before you sign, or as soon as you get the keys if you rent, we test the fuse board, the RCDs, the earthing and the joints between modules, and leave our findings in writing for Vive Alcalá.

How do I claim electrical defects in a Vive Alcalá home?

If you bought, Spain's Building Act (LOE) makes the developer, here the municipal company, answer for construction defects: report each one in writing with dated photos and keep copies. If you rent, notify Vive Alcalá as your landlord in the same way. A measured report from us gives the claim a clear technical basis.

Can I install an EV charger in the communal garage if I rent?

Only with written permission from the owner, the municipal company, which must also notify the comunidad, because the law reserves that notice to the owner of the space. If you bought a home with a space, the charger costs 1,250 to 1,450 euros plus 21 % VAT. Note that the 15 % income tax deduction ends on 31 December 2026, before these handovers.
