Services in this area
Building electrical maintenance
Community of owners electrical maintenance in Seville, Spain under a contract that covers preventive checks of the communal areas, panels, lighting, garage and pumps, plus fault call-outs at any hour. A single point of contact for the community president and the property administrator.
Communal electrical faults 24 h
We provide communal electrical fault repair in Seville, Spain at any hour, because a fault in the building leaves the staircase in the dark, the garage without light or the entrance without an intercom. We find the cause, repair it and, if the fault comes from the grid, handle the report to the distribution company.
Communal area LED lighting
We renew the communal area LED lighting of stairwells, entrance halls and shared spaces in your building in Seville, Spain: we replace fluorescent tubes, halogens and timers with LED fittings with occupancy sensors, so the light comes on only when someone passes and the communal electricity bill goes down.
Meter room upgrade
A meter room upgrade moves the meters scattered across floors, landings or the façade into a regulation meter room or cabinet in your building in Seville, Spain, with new individual supply cables to each home. We prepare the technical documents, coordinate with the distributor, carry out the work in phases and leave the building ready for more power and EV chargers.
Building supply installations upgrade
We carry out the building electrical supply upgrade that older apartment blocks in Seville, Spain need: we renew the rising main of the comunidad (línea general de alimentación), the main fuse box at the entrance (CGP) and the individual riser to each flat. It is the job required when neighbours cannot increase their power, the cables on the stairs run hot or the distribution company asks for the installation to be brought up to standard.
Communal garage electrics
The communal garage electrical installation of a building in Seville, Spain covers much more than the lights: LED lighting with sensors, forced ventilation, carbon monoxide detection, emergency lighting, the automatic door and the infrastructure for charging electric cars. We renew it, maintain it and get it ready for the OCA inspection.
Lightning conductors and lightning protection
For a lightning protection installation in Seville, Spain we first calculate whether the building needs one under the Spanish Building Code (CTE), and then fit the air terminal (ESE or Franklin), the down conductor, the earthing (grounding in the US) and the strike counter. We also inspect existing lightning conductors on apartment buildings, villas and country houses, and coordinate the surge protection inside.
Garage doors and automatic entrances
We carry out garage door motor repair and replacement for apartment buildings in Seville, Spain: up-and-over, sliding and sectional doors that will not open, stop halfway or ignore the remote. We check the control board, the photocells and the closing force so the door is reliable and safe for residents and cars.
OCA inspection for buildings
An OCA inspection for apartment buildings in Seville, Spain is the periodic inspection of the communal electrical installations by an authorised inspection body. We prepare the building, accompany the inspector, fix the defects in the report and, if the comunidad has no boletín for its communal services, legalise the installation with the Junta de Andalucía.
Electrician for homeowners’ associations in Seville: what we cover
In Spain, a block of flats is run by its comunidad de propietarios (community of owners, HOA in US English), with a president elected among the owners and usually a property administrator (administrador de fincas) who manages it day to day. The Horizontal Property Law requires the comunidad to keep its installations in good condition (article 10), and a building has more electricity than it seems: stairs, entrance halls, garage, lift, water pumps, automatic doors, pool and aerial. We look after all of it with a single point of contact:
- Building maintenance: scheduled checks and repairs, with a guide monthly fee of 40 to 150 euros depending on the building.
- Faults in communal areas: stairs without lights, a dark garage, an entrance hall or lift without power, also out of hours.
- Stair, entrance and communal lighting: switching to LED with motion sensors and vandal-resistant fittings, 40 to 90 euros per point with a sensor.
If you are a property administrator, see also our service for professionals.
OCA inspections, legalisation and building paperwork
Many comunidades do not know they have compulsory inspections. ITC-BT-05 sets a periodic inspection by an authorised inspection body (OCA) every 10 years for communal installations above 100 kW, and every 5 years for garages with more than 25 spaces and forced ventilation (or more than 5 with natural ventilation) and for pools above 10 kW. We prepare the building for the OCA, accompany the inspector, correct the defects and bring the communal services boletín (electrical certificate) up to date.
EV charging in the garage
More and more owners ask for a charger, and a garage cannot cope with 40 separate cables coming out of the meter room. The alternative is a shared pre-installation and trunk line with a load manager: one communal line that each owner connects to. Owners can still install an EV charger in a communal garage individually, but with a load manager ITC-BT-52 allows the load to be calculated with a simultaneity factor of 0.3, which protects the building’s supply. This shared infrastructure can be approved with the vote of one third of the owners representing one third of the shares (article 17.1 of the Horizontal Property Law).
Older buildings: meters, service connections and lightning protection
In Seville’s blocks from the 1960s and 1970s it is common to find meters spread around the building, undersized main supply lines and deteriorated main fuse boxes. We centralise meters (100 to 650 euros per dwelling as a reference), renew the service connection installations (main fuse box, main supply line and individual riser cables, ITC-BT-12 to ITC-BT-16) and wire garages: lighting, ventilation, CO detection and emergency lighting. We also install and check lightning protection systems, at an average market cost of around 6,500 euros. Guide prices are on the prices page, and the other specialities in services.
Building installations covered by other services
Pressure sets and the lift supply are part of our building maintenance service; the rest are covered on the pages of other specialities:
- Pressure sets and pumps: control panels, variable speed drives and protection for the water pressure set and the garage sump pumps (ITC-BT-47). If the pressure set fails, the upper floors run out of water.
- Lift supply and panel: independent line and panel, lighting in the machine room and the pit, coordinated with the lift company.
- Fire detection in garages and communal areas: control panels, detectors, call points and sirens, linked to smoke extraction, under RIPCI (Royal Decree 513/2017). See fire detection.
- Communal pools and gardens: filter pump panel, pumps, underwater lighting and legalisation; above 10 kW, the pool needs periodic inspection. See swimming pool electrics.
- Communal aerial, door entry and cameras: roof aerial, street panel and handsets, and cameras in the entrance and garage with the sign required by data protection law. All of it is in telecoms and security.
Frequently asked questions
How often does a comunidad need an OCA inspection?
Under ITC-BT-05, the communal installations of residential buildings with more than 100 kW of power need a periodic inspection every 10 years. Garages with more than 25 spaces and forced ventilation, or more than 5 with natural ventilation, and pools of more than 10 kW, every 5 years. We prepare the installation and correct any defects.
Can the comunidad stop an owner installing a charger in their space?
No. For an individual space, prior notice to the president or administrator is enough (article 17.5 of the Horizontal Property Law), and the Supreme Court confirmed in December 2025 that no authorisation is needed even if the cable runs through communal areas. The comunidad can require a registered installer and that its own meter is not used.
What does an electrical maintenance contract for a building include?
Scheduled checks of the fuse boards, stair and garage lighting, emergency lighting, pumps and doors, plus attending faults. The fee depends on the size of the building and its installations; as a reference, 40 to 150 euros per month plus VAT. We quote after visiting the building.
How much does it cost to centralise the meters of a building?
As a market reference, 100 to 650 euros per dwelling, depending on the state of the individual riser cables, the distance to the new meter room or cabinet and the distribution company's own rules. In older buildings it usually goes together with renewing the main supply line.
