Communal garage door motor: the most frequent faults

The garage door is probably the piece of equipment that works hardest in a building: dozens of openings a day, in sun, rain and dust. When it fails, nobody can get their car out or, worse, the door stays open all night. We carry out garage door motor repair and replacement for apartment buildings in Seville, and we check everything around it: power supply, control board, photocells, remotes and safety devices.

What we repair and install

  • Motors for up-and-over, sliding, sectional and swing doors, and replacement when repair is no longer worth it.
  • Control boards: the board that drives the motor, the limit switches and the closing times.
  • Photocells and safety edges, which stop the door if there is a car or a person in the way.
  • Warning lamp and traffic lights on two-way ramps.
  • Receivers and remotes: programming new remotes and cancelling lost ones.
  • Access control with card, keypad or phone, so you do not depend on remotes. We cover it under door entry systems.
  • Power supply to the door from the common services fuse box, with its protection devices.

Typical cases in Seville

  • Garages in new developments. In Sevilla Este, Los Bermejales or Entrenúcleos the garages have many spaces and the door works non-stop. Typical faults here are limit switches out of adjustment and photocells knocked out of place.
  • Buildings from the 1980s and 1990s. In Nervión, Triana or Pino Montano many motors are original and spares for their control board no longer exist. Replacing the motor and board together usually works out better than hunting for parts.
  • Power cuts from the RCD. If the door stops working at the same moment the garage lights go off, the problem may be in the common services fuse box rather than in the door itself.
  • Buildings that want more control. More and more often owners ask for a camera on the ramp, with our CCTV installation, and a system that logs who comes in.

How we work

  1. You describe the fault: whether it does not open, stops, makes noise or ignores the remote.
  2. We diagnose the power supply, control board, motor, photocells and the basic mechanics of the door.
  3. We give you a fixed quote so the president or the property manager can approve it.
  4. We repair or replace and adjust the closing force and times.
  5. We test the safety devices with a real obstacle before putting the door back into service.

If the comunidad prefers scheduled inspections, the door can be included in our building maintenance.

Regulations

Automatic garage doors are machines and must comply with Machinery Directive 2006/42/EC, the product standard UNE-EN 13241 and UNE-EN 12453, which sets the maximum closing forces and the safety devices. The electrical side is protected from the common services fuse box under the Spanish Low Voltage Electrotechnical Regulation.

Frequently asked questions

Why will the garage door not open?

The most common causes are a power failure (a breaker or an RCD tripped in the common services fuse box), a remote with a flat battery or lost programming, a dirty or misaligned photocell that blocks movement, a faulty control board or a burnt-out motor. We start with the simple things and measure before changing parts.

How much does it cost to replace the garage door motor?

As an estimate, a new motor with installation costs 500 to 1,500 euros plus 21 % VAT, depending on the type of door (up-and-over, sliding or sectional), its weight and its use. In a communal garage with many openings a day, a heavy-duty motor is worth it, even if it costs a little more.

The door stops and opens again by itself. Why?

Normally it is the safety system working: a photocell that detects an obstacle, or is dirty or misaligned, or the system detecting excessive effort because the door rubs or is unbalanced. It is a protection that must not be disabled; the cause has to be cleaned, aligned or corrected.

Can you make new remotes for the residents?

Yes. We programme remotes compatible with the door's receiver and cancel lost ones when the system allows it. If the comunidad wants to stop relying on remotes, the door can open with a card, a keypad or from a phone through access control, which is handy for owners who let their flat to holidaymakers.

What safety features must an automatic garage door have?

It must stop or reverse if it meets an obstacle, with closing forces limited under the UNE-EN 12453 standard, and have photocells and a warning light. When we repair or motorise a door we check these devices, because a door without them can trap a person or hit a car.

Who pays for the garage door repair in a Spanish apartment building?

The garage door is a common element of the garage, so the repair is paid by the owners who share it, through the comunidad (the owners' association) or the garage's own community where there is one. We send the quote to the president or the administrador de fincas (managing agent) for approval.
