What the wiring is like in Nervión

Nervión grew mainly between 1960 and 1980, around Avenida Eduardo Dato, Luis de Morales and La Buhaira, with the Sevilla FC stadium and the shopping centres at its heart. Most buildings are blocks of six to ten floors with spacious flats (apartments), many refurbished inside but with the original electrical installation. It is common to find:

  • Installations designed for about 3 kW, not enough for air conditioning in several bedrooms plus an induction hob.
  • No earthing (grounding) on the sockets, or earthing that does not reach every circuit.
  • A single RCD (GFCI) for the whole flat, so any leak leaves you in the dark.
  • Undersized cable in the kitchen and on the air conditioning circuit, which heats up in summer.

Electrician in Nervión, Seville: what we are asked for most

If you are buying or renting in Nervión

Before signing, an electrical inspection is worth it: a 1970 flat with its original installation may need an investment of several thousand euros, and you want to know before agreeing the price. We check the fuse board, measure earthing and insulation, review the contracted power and give you a written report of what needs changing and what it costs. For a tenant, the key question is who pays if the boletín requires upgrades first.

New homes next door: Cruz del Campo

On the edge of Nervión and San Pablo-Santa Justa, the old Cruz del Campo area is one of the city’s busiest building sites, with about 1,400 homes underway. Amenabar is building 612 subsidised homes (VPO) for 2028 plus 232 private homes for 2027; Metrovacesa has Torre Althea (89 homes) and Torremagna (91); Vía Célere has Nervión and Tarso (100 each); InmoCaixa has Nervión Zenit (91) and the city housing company Emvisesa has 92 VPO homes due in the first half of 2027. Near the San Bernardo bridge, Residencial Artillería will add 142 homes, the first 72 already structurally complete in June 2026.

Like all new builds in Seville, these flats come without light fittings and with conduit for a charger in the garage but no charger. If you are buying off-plan, see our new-build services.

Most requested services in Nervión

Rewiring old apartments

Rewiring an apartment in Seville, Spain is the answer when the installation is more than 25 or 30 years old: fabric or dried-out cables, no earthing, a single RCD and a supply that cannot run the air conditioning and the induction hob at once. We renew cables, conduits, fuse board, earthing and fittings and hand you the boletín.

Fuse board replacement

A consumer unit replacement in Seville, Spain is the upgrade that adds the most safety without building work: main switch, several RCDs, one breaker per circuit and surge protection. We replace your old fuse box, or a board with a single RCD, with a new fuse board (breaker panel) sized for your power and your circuits.

Earthing

Earthing (grounding in the US, toma de tierra in Spain) is what allows your RCD to protect you from an electric shock. In Seville, Spain we carry out earthing installation and testing in flats and houses: earth rods or buried conductor, main earth line, connection of every circuit and a resistance measurement to confirm it works.

Increase contracted power

You need to increase your electricity power in Spain when the smart meter cuts everything off as soon as the air conditioning, the oven and the washing machine run together. We check what power your installation can take, upgrade the supply cable, main switch and fuse board if needed, and issue the boletín so the distributor approves the increase.

RCD keeps tripping

If your RCD keeps tripping and will not stay up, there is a current leaking to earth somewhere in a circuit or an appliance. We locate it with an insulation tester, repair it and check that your RCD (GFCI) protects you as it should.

Electrical certificate (boletín)

The electrical certificate in Spain, known by everyone as the boletín and officially the CIE (certificado de instalación eléctrica), is the document a registered installer company signs to confirm that your installation meets the regulations. You need it to connect the electricity, increase your power or change the account holder with an old installation. We inspect, certify and register it with the Junta de Andalucía in Seville.

Frequently asked questions

Does my flat in Nervión need rewiring?

If the building dates from the 1960s or 1970s and the installation has never been renewed, very probably yes: it usually has cables without earth, a single RCD and a power level that cannot run air conditioning and an induction hob together. An inspection with measurements tells you whether a new fuse board is enough or the flat needs rewiring.

How much does it cost to rewire a flat in Nervión?

For a flat of 70 to 100 square metres, a full rewire with a new fuse board, earthing, separate circuits and the boletín usually costs between 3,600 and 6,500 euros plus VAT, depending on the state of the walls and the finishes. We give you a fixed price after seeing the flat.

I am renting a flat near the stadium. Will I need a new boletín to put the contract in my name?

Possibly. When the installation is more than 20 years old, the distributor can ask for a new certificate before changing the contract holder or the power. If the flat needs upgrading first, agree with the landlord who pays for it before you sign; we can inspect it for either of you.
