Residential development in Mairena del Aljarafe, Seville, Spain, with blocks of flats, gardens and communal areas

Electrician in Mairena del Aljarafe: a town of developments

Mairena del Aljarafe has about 47,515 residents and almost all of them live in urbanizaciones (housing developments), not in an old village centre: the original village is small and most of the town has grown since the 1970s in successive waves, each with its own way of building. So the first thing we ask is which area you live in.

Ciudad Aljarafe and the older blocks

Ciudad Aljarafe and the first groups of blocks are the oldest part of modern Mairena. There we find installations designed for few appliances, fuse boards that do not separate the air conditioning and old sockets (outlets) without earthing (grounding) in some rooms. The most common jobs are an electrical inspection and report before buying or renting, a new fuse board and the electrical certificate (boletín) to raise the power or change the contract holder. Large communities also call us for communal lighting and pool pumps.

Simón Verde, Cavaleri and the townhouses

Townhouse and villa developments such as Simón Verde or those around Cavaleri have their own garage, a garden and often a pool. Here the conversation is different:

  • An EV charger in the garage, fed from the home’s own fuse board.
  • Solar panels on the roof, with or without a battery, to cover the air conditioning and the pool pump.
  • RCDs (GFCI breakers) that trip at night because of an outdoor socket or a garden light with damp, the most typical fault in these houses.

If your villa stays empty for months, for example while you spend part of the year abroad, it is worth a check before the summer, when the air conditioning and the pool pump start working hard again.

Ciudad Expo, the metro and the towers

Ciudad Expo is the end of metro line 1 and has tall buildings with large garages. In these communities EV charging is the big topic: residents who want an EV charger in their communal garage space and communities considering a shared installation so the garage does not fill up with cables. Remember that you only need to notify the president or administrator (article 17.5 of the Horizontal Property Law); there is no vote.

New homes in Mairena: Habitat, Vía Ágora, Aedas and Amenabar

After Dos Hermanas, Mairena is one of the towns around Seville with the most new housing:

  • Habitat Inmobiliaria: Habitat Sophia (147 homes, being handed over) and Habitat Hipatia on the Bulevar, with 139 homes in a gated development; Hipatia 2 starts work in the third quarter of 2026 for handover in the third quarter of 2028.
  • Vía Ágora: more than 260 homes in the SR-3 sector, by Camino de la Granadilla and Bulevar Norte, and 111 already handed over in SR-4, on Calle Santa Ángela de la Cruz.
  • Aedas Homes: Aliaga I, Aliaga II and Regina, about 150 homes handed over.
  • Amenabar: 114 homes launched in 2026.

These homes arrive without light fittings and with charger conduit but no charger, so in the first months owners ask for lamps, downlights, extra sockets and, more and more, smart home installation for blinds and climate. Full details on our page for new builds in Mairena del Aljarafe.

Frequently asked questions

Should I have the electrics checked before buying a flat in Ciudad Aljarafe?

We strongly recommend it. In the older blocks of the municipality it is common to find fuse boards with a single RCD, poor earthing and too little power for air conditioning. An inspection with measurements costs about 70 to 100 euros as a guide and gives you a quote for the upgrade that you can use to negotiate the price.

How much is an EV charger in the garage of a new development in Mairena?

In a communal garage space, the guide price is 1,200 to 2,200 euros plus VAT, depending on the distance to the meter room and the charger you choose. If the development already has conduit up to your space, the cost drops. We include the written notice to the comunidad and the installation certificate.

I let my villa to holidaymakers in summer. What should I check electrically?

Start with the pool and the garden: outdoor sockets and lights are where water gets in and the RCD trips. Then check that the potencia covers air conditioning in every room and that the fuse board is clearly labelled for your guests. A periodic check protects them and supports your insurance; the boletín is needed if you raise the power.
