Mairena del Aljarafe, the Aljarafe town with the most new homes
With 47,515 residents, Mairena del Aljarafe is, after Dos Hermanas, the town around Seville where the most new housing has been built in recent years. The main axis is the Bulevar, lined with gated developments with pools and garages, but there are developments in other sectors of the town too. Habitat Inmobiliaria, Vía Ágora, Aedas Homes and Amenabar have handed over or have underway hundreds of homes between 2024 and 2028.
As a new-build electrician in Mairena del Aljarafe, we work with families who have just received their keys and want the home ready before moving day, and with buyers abroad who need someone local to check the installation for them.
Developments handed over, under way and launched
- Habitat Inmobiliaria. Habitat Sophia, 147 homes and a 30 million euro investment, handed over from 2024. Habitat Hipatia, 139 homes on the Bulevar in a gated development; its second phase, Hipatia 2, is due to start in the third quarter of 2026 and be handed over in the third quarter of 2028.
- Vía Ágora. In sector SR-3 (Camino de la Granadilla, Bulevar Norte), more than 260 homes and a 54 million euro investment. In SR-4, on Calle Santa Ángela de la Cruz, it handed over 111 homes in 2025.
- Aedas Homes. Aliaga I, Aliaga II and Regina, about 150 homes and a 25 million euro investment, already handed over.
- Amenabar. 114 homes launched in 2026.
How the homes are handed over
The specifications of these developers follow today’s standard for new builds in Seville: a high electrification grade, light points without fittings, mid-range switches and sockets, a video entry system, pre-installed ducted air conditioning, an aerothermal heat pump (aerotermia) for hot water, communal solar panels on some roofs and EV charging pre-installation in the garage without the charger. Motorised blinds, if included, stop at the living room.
Snagging and warranty claims
Snagging (a punch list in US English) is your chance to get defects fixed at the developer’s expense. Before signing the handover certificate, or during the first year of warranty, we check the fuse board (consumer unit), the RCDs (GFCI breakers), earthing (grounding) and every circuit, and confirm the potencia contratada (contracted power) is enough for a home where cooking, hot water and air conditioning all run on electricity. Any defect goes into a written report you can send to the developer. Remember that without the first occupation licence (licencia de primera ocupación) the utilities cannot be put in your name, so check it is in place before completion.
The charger in the communal garage
We fit the EV charger in your communal garage space from your own meter, with a dedicated circuit, protection and boletín. You only need to notify the comunidad (homeowners’ association). If several neighbours want one at the same time, the comunidad should consider a shared installation with load management. In 2026 you can also deduct 15% of the cost on your income tax, up to 600 euros. For townhouses with their own garage, see home EV charger for houses.
Solar panels on new townhouses
If your new home is a townhouse or villa, the roof is yours and the Aljarafe sun does the rest. A 5 kW solar panel installation costs 5,500 to 7,000 euros, and with a battery the budget rises: a 6 kWp system with 5 kWh of storage costs between 10,000 and 14,000 euros. In 2025 average residential savings were around 189 euros per kW installed per year. Combined with the charger in your own garage and the standard aerothermal unit, it covers a good part of the home’s and the car’s consumption with your own energy. In flats, the options are the communal solar installation or shared self-consumption agreed at the owners’ meeting.
Smart home, light fittings and sockets
- Smart home. Controlling lights, blinds and climate from your phone is easier and cheaper with the home empty. Our smart home installation page explains the options.
- Light fittings. A three-bedroom flat needs 30 to 50 light points with a lamp or spotlight. We fit lamps and ceiling lights and downlights in a single day.
- Sockets and extras. Sockets by the bed and on the island, watertight sockets on the terrace or in the garden, data points for home working and the awning line.
Nearby Aljarafe towns
We also work on new builds in the neighbouring towns. In Gines two developments start work in summer 2026, and in Espartinas the market is mainly detached houses, where owners ask for chargers, solar panels and garden lighting. See our Aljarafe north page.

Solar panels for self-consumption
We install solar panels in Seville, Spain and the surrounding province on a turnkey basis: we study your consumption and your roof, fit panels, inverter and protection devices, and handle the legalisation and the compensation for your surplus energy. Light fitting installation
A lighting electrician in Seville, Spain to hang your pendant lights, ceiling lights, wall lights and designer fittings: we fix them securely to the ceiling or wall, connect them with their earth and check that everything works. It is the job most requested when moving into a new home, because new builds in Spain are handed over without light fittings.

Home EV charger for houses
EV charger installation in Seville, Spain for your villa or townhouse is a one-day job: a dedicated circuit from your fuse board, its own protection devices, a 7.4 to 22 kW wallbox and a boletín registered with the Junta de Andalucía. In 2026 you can still deduct 15 % in your Spanish income tax return.
Frequently asked questions
Is it worth paying for an electrical snagging check on a new flat in Mairena?
Yes, especially if you are buying from abroad and cannot visit often. In one visit we test every socket and RCD, measure earthing, compare the fuse board with the boletín and check the air conditioning, aerothermal unit and charger conduit. You get a written list of defects to send to the developer, which is much harder to ignore than a phone call.
The developer has not fixed the electrical defects I reported. What can I do?
Put the claim in writing, with dated photos and our technical report, and keep proof that the developer received it. Under Spain's Building Act (LOE) the developer is responsible for defects in the first year, and longer warranties of three and ten years cover more serious problems. If there is still no answer, a lawyer can take it further with your documentation.
How much is an EV charger in the communal garage of a new development in Mairena?
If the garage has conduit up to your space, as the Building Code requires in buildings licensed since December 2022, a smart charger fitted costs 1,250 to 1,450 euros depending on the distance to your meter. Without conduit, the general range is 1,200 to 2,200 euros. Guide prices, excluding VAT. You only have to notify the comunidad in writing.
