Solar panels in Mairena del Aljarafe, Seville, Spain: townhouses, communities and the PISA

Solar panels in Mairena del Aljarafe, Seville, Spain, follow three routes: your own installation on the townhouses and villas of Simón Verde and Cavaleri, shared self-consumption in the communities of Ciudad Aljarafe, Ciudad Expo and the Bulevar, and solar on the warehouses and car dealerships of the PISA business park.

Solar panels in Mairena del Aljarafe: who owns the roof?

Mairena del Aljarafe has about 47,515 residents and almost all live on residential estates: townhouses and villas with their own roof, blocks from the 1970s and 1980s, towers with garages and recent gated developments. For solar, the key question is who owns the roof. If it is yours, you can fit your own installation; if it belongs to the comunidad (homeowners’ association), you go hand in hand with the neighbours. What each installation includes is on our solar panels page.

Simón Verde, Cavaleri and townhouses with pools

On estates such as Simón Verde or around Cavaleri, the roof is yours, there is a garden and often a pool. These homes use a lot in summer on air conditioning and the pool pump, and a 4 to 5 kW installation covers a good share of it. When the house also has an aerothermal heat pump or an electric car, we go to 6 kWp or more.

In these townhouses we check the fuse board first, because panels add DC and AC protection and a surge protector that many older boards lack. If you want to see on your phone what you produce and use, and switch on the pool pump when there is spare sun, it integrates with a smart home installation.

Ciudad Aljarafe and the blocks: shared self-consumption

Ciudad Aljarafe and the first block developments are the oldest part of modern Mairena, and there the roof is communal. Shared solar for buildings lets you fit panels on the roof and split the output among the neighbours who want to take part, each with a coefficient. Since 2022 associated consumers can be up to 2,000 metres from the installation, which opens the door to using one large roof for several entrances.

Large communities, with communal lighting, pumps and a pool, also have their own daytime consumption that solar covers very well and that shows in the fee.

Ciudad Expo and the Bulevar: towers and new builds

In the Ciudad Expo towers the roof area per home is small, so a communal installation is usually sized for shared services or for a group of interested neighbours. On the Bulevar, the Habitat developments (Sophia, with 147 homes, and Hipatia, with 139) and the Vía Ágora sectors follow the current Seville new-build standard, which on some roofs includes communal solar. If that is your case, we check what it covers and whether it can be extended. More on our Mairena del Aljarafe new-build page.

The PISA: warehouses, offices and dealerships

Car showrooms, offices and trade counters in the Parque Industrial y de Servicios del Aljarafe keep their lights, air conditioning and computers running through the sunniest hours, so almost nothing a rooftop array produces goes to waste. Systems over 10 kW are designed with an engineer’s project rather than the simpler technical report, and dealerships often pair them with chargers that soak up the surplus. See solar for businesses.

Frequently asked questions

How is shared solar approved in a Ciudad Aljarafe community?

It goes to the owners' meeting under the Horizontal Property Law. Participating neighbours sign a sharing agreement with a coefficient each, and the installation is legalised as collective self-consumption (autoconsumo colectivo). Consumers up to 2,000 metres from the panels can join. We prepare the study for you to present at the meeting.

I have a Simón Verde townhouse with a pool. What size should I fit?

For a townhouse with air conditioning and a pool pump, 4 to 5 kW is usual, costing 5,500 to 7,000 euros plus 21 % VAT. If the roof allows more and you have an electric car or a heat pump, 6 kWp is worth considering. We set it using a year of your bills and the real orientation of the roof.

My new Bulevar flat has communal solar. What do I get from it?

It depends on how it is set up. Usually it covers communal services such as lighting, pumps or the pool, which lowers the comunidad fee. If the developer legalised it as shared self-consumption with a split between homes, part of the output is credited on your own bill. We review the paperwork and explain it to you.
