Solar panels for apartment buildings in Seville, Spain: shared self-consumption

We install solar panels for apartment buildings in Seville, Spain with shared self-consumption (autoconsumo colectivo): panels on the communal roof, energy shared out among the neighbours who take part using allocation coefficients and, if agreed, for the stairwell lighting, the lift and the garage too. We prepare the study for the owners' meeting and handle all the paperwork.

Solar panels for apartment buildings in Seville: how it works

Most flats in Seville have no roof of their own, but they do have a communal roof with plenty of sun. Solar panels for an apartment building in Seville, Spain go on that roof and, with the shared self-consumption scheme regulated by Royal Decree 244/2019, the energy is shared among the neighbours who want to take part:

  • A single installation of panels, inverter and protections on the roof.
  • Each participant keeps their own meter and contract: they receive their share of the energy on their own bill.
  • Allocation coefficients signed by the participants.
  • The community’s shared services as one more participant, if agreed.
  • Surplus compensation (excedentes): whatever is not used is exported and deducted from the bill.

The owners’ meeting

In Spain every block of flats is run by a community of owners (comunidad de propietarios), the equivalent of a homeowners’ association, which decides at the owners’ meeting (junta). Article 17.1 of the Horizontal Property Law allows the installation to be approved by one third of the owners representing one third of the shares. Only those who vote in favour pay, and anyone who joins later pays their updated share. We prepare the technical and economic study for the meeting, with the estimated saving per neighbour and the proposed sharing. If the community has a property administrator (administrador de fincas), we work with them; it is the kind of project we run with property managers.

Buildings in Seville where it fits

  • Blocks in Sevilla Este, Los Bermejales or Bellavista with a large flat roof and a garage, where shared services use a lot during the day.
  • Buildings in Nervión or Triana from the 1970s and 1980s, with an accessible roof that today only holds aerials and air conditioning units.
  • New developments in Dos Hermanas or Mairena del Aljarafe, which are sometimes handed over with communal solar already in place: here the job is to extend it, share it out better or maintain it.
  • Neighbouring buildings: with the distance extended by Royal Decree-law 20/2022, from 500 to 2,000 metres in certain cases, a building with a large roof can share with another nearby.

How we work

  1. Roof visit: usable area, orientation, shading, condition of the waterproofing and access.
  2. Consumption study of the interested neighbours and the shared services.
  3. Technical and economic proposal for the meeting, with cost and saving per participant.
  4. Installation of panels, inverter and protections, with an engineering project when the power exceeds 10 kW.
  5. Full paperwork: certificate, self-consumption registration, sharing agreement and each neighbour’s compensation contract.

After the installation

A shared installation needs someone to keep an eye on it: production, inverter, cleaning. We cover that with solar panel maintenance, which can be included in the building maintenance contract. If you want to store energy for the evening, we can assess a solar battery. Individual installations for houses are under solar panels. Frequently asked questions

What majority does the comunidad need to approve solar panels?

Article 17.1 of the Spanish Horizontal Property Law allows these installations to be approved, at the request of any owner, with the vote of one third of the members of the community who also represent one third of the ownership shares (cuotas de participación). Neither unanimity nor a majority is needed. We prepare the technical study to present at the owners' meeting.

What about neighbours who do not want to take part?

They do not pay for the installation and do not receive energy from it. The community cannot pass the cost on to those who did not vote in favour. If someone wants to join later, they can do so by paying their updated share, and the allocation coefficients are recalculated.

How is the energy shared out among the neighbours?

With allocation coefficients: each participant is assigned a percentage of the production, which is deducted on their own bill with their own meter and supplier. The coefficients are signed by the participants and can be set according to what each one contributes or according to their consumption.

Can the stairwell lighting, lift or garage take part?

Yes. The community's shared services supply (servicios generales) can join the sharing as one more participant. Because stairs, lift, garage and pumps use electricity during the day, they make very good use of solar production and lower everyone's community fees.

Can the installation be shared with a neighbouring building?

Yes. Royal Decree 244/2019 allows shared self-consumption with nearby consumers, and Royal Decree-law 20/2022 extended the distance from 500 to 2,000 metres in certain cases. A building with a large roof can therefore share energy with another that has no room for panels.

How much does a shared solar installation cost in Seville, Spain?

It is quoted per project according to the roof, the power and the number of participants. As a general market reference, 850 to 1,300 euros plus 21 % VAT per installed kWp (1,028.50 to 1,573 euros in total), split among the participating neighbours according to their coefficient. We give you a proposal with cost and saving per neighbour.

I only own a flat here and live abroad part of the year. Is it worth joining?

It depends on your consumption while you are away. The panels produce all year and your share is applied to your own bill, so the saving is larger the more of that energy your flat actually uses. Our study shows the estimated cost and saving for each participant, so you can decide with figures before the vote, even if you attend the meeting by proxy.
