Electrician in Triana, Seville, Spain: patio houses, riverside damp and bars
Looking for an electrician in Triana, Seville? We work in the old heart of the barrio: patio houses with a single shared supply, riverside buildings with damp ground floors, ceramics workshops on Alfarería and bars on Calle Betis and San Jacinto that need their installation in order.

Old Triana, building by building
Triana, the historic barrio across the Isabel II bridge, is officially called Triana Casco Antiguo. It runs from Plaza del Altozano and the market, built over the old castle of San Jorge, to Calle Castilla, and from Calle Betis to the San Jacinto and Pagés del Corro axis. It is a barrio of sailors, potters and artists, and its houses show it.
For an electrician, Triana has three kinds of building:
- Patio houses and old corrales. Two or three floors around a courtyard, several homes per floor and one single supply for all of them. Many have been restored as apartments; others remain as they were, with cables crossing the patio and meters scattered along the galleries.
- Early 20th century buildings on Pureza, Betis or San Jacinto, with high ceilings, generous flats and installations altered many times.
- 1960s and 1970s blocks squeezed in between, still with their original wiring and very few circuits.
Electrician in Triana, Seville: the typical problems
Damp. The river and the thick old walls mean moisture rises on ground floors. Junction boxes and low sockets (outlets) corrode, and the RCD trips with the first rain or after mopping the floor. Our page on why the RCD keeps tripping explains what you can check first.
Shared supplies. In unrestored patio houses, several flats hang off the same line. When one neighbour switches on the air conditioning, another loses power. The fix is a central meter room with separate risers for each home, a decision for the comunidad (owners’ community). Our homeowners’ association services cover it.
Low power and no earthing. With 2.3 or 3.3 kW contracted, a Triana summer feels very long. To raise the potencia or to rent out the flat you will need an electrical certificate (boletín), from about 70 euros as a guide if the installation complies.
When the whole house is renovated, the best value is rewiring it in one go: a new fuse board (consumer unit), separate circuits and earthing (grounding) on every socket.
Holiday lets in Triana
Many restored patio houses and flats in Triana now host visitors. Guests expect air conditioning in every room, an induction hob and plenty of sockets, and an old line cannot take it all. We review the contracted power, split circuits and leave a labelled board so your manager can reset it. The boletín is not a listed requirement for registering a holiday let in Andalusia, but a safety check protects guests and your insurance.
Bars, shops and workshops
Triana has some of the busiest bars in Seville, from riverside terraces on Calle Betis to the taverns of San Jacinto and Pureza. A bar needs dedicated kitchen lines for griddles, fryers and cold rooms, emergency lighting, extraction, terrace lighting and an OCA inspection every five years if it is open to the public. Then there are the ceramics shops and workshops on Alfarería and Antillano Campos, with kilns that need powerful, well protected lines.
If you are opening, taking over or refurbishing a business here, start with our shops and offices page, where we explain the paperwork and how we plan the works on closing days.
Working in old Triana
Narrow streets and almost no parking mean planning ahead: we arrive with materials ready and, if a building has to be switched off, we arrange it with the neighbours. In patio houses we choose cable routes that do not damage tiles or courtyards.
Emergencies in Triana
An August night without air conditioning or a bar without power during the Velá de Santa Ana cannot wait: our 24-hour emergency electrician covers the whole of Triana at any hour. Just to the south, on the same bank of the river, see our page for Los Remedios.
Most requested services in Triana
Electrical certificate (boletín)
The electrical certificate in Spain, known by everyone as the boletín and officially the CIE (certificado de instalación eléctrica), is the document a registered installer company signs to confirm that your installation meets the regulations. You need it to connect the electricity, increase your power or change the account holder with an old installation. We inspect, certify and register it with the Junta de Andalucía in Seville.
Shops and offices
An electrical contractor in Seville, Spain for shops and offices: fuse board, lighting, sockets, air conditioning lines, emergency lighting and boletín, with the electrical documents the opening licence requires. For shops, offices, clinics, academies and franchises, including international companies setting up in the city.
Meter room upgrade
A meter room upgrade moves the meters scattered across floors, landings or the façade into a regulation meter room or cabinet in your building in Seville, Spain, with new individual supply cables to each home. We prepare the technical documents, coordinate with the distributor, carry out the work in phases and leave the building ready for more power and EV chargers.
24-hour emergency electrician
An emergency electrician in Seville, Spain for when the power goes off, the RCD trips, there is a burning smell or a socket sparks. We come out at any hour, find the fault, give you the price before repairing anything and leave the installation safe.
Rewiring old apartments
Rewiring an apartment in Seville, Spain is the answer when the installation is more than 25 or 30 years old: fabric or dried-out cables, no earthing, a single RCD and a supply that cannot run the air conditioning and the induction hob at once. We renew cables, conduits, fuse board, earthing and fittings and hand you the boletín.
Emergency lighting
We carry out emergency lighting installation in Seville, Spain for shops, offices, garages and communities of owners: self-contained lights that switch on when the mains fails and illuminated exit signs, with the levels required by ITC-BT-28 and the Spanish Building Code, and with the paperwork an inspector will ask for.
Frequently asked questions
We want to turn a Triana patio house into separate apartments. What is needed?
Each home needs its own installation: an individual riser from a central meter room, a fuse board with its own RCDs and circuits, earthing and a certificate filed with the Junta de Andalucía. With that, each apartment can have an electricity contract in its own name. We study it on the plans before the works so the architect can include it in the project.
I run a bar on Calle Betis. How often does it need inspecting?
If it counts as premises open to the public, every five years, with a periodic inspection by an authorised inspection body (OCA). Before the visit we check the fuse board, emergency lighting, earthing and the kitchen, and fix anything likely to fail so you do not have to repeat the inspection.
How much is a boletín to rent out a flat in Triana?
As a market reference, from about 70 euros plus VAT if the installation already complies. In the old part of Triana many installations are more than 20 years old and need some upgrading first, such as a new RCD or earthing; in that case we give you a fixed price after inspecting it.
Why does my ground floor flat in Triana trip every time it rains?
Damp is the usual culprit. Being so close to the river, moisture rises through the old walls of ground floors, and low sockets and junction boxes corrode. When water reaches them, the RCD trips. We find the affected circuit, replace the damaged parts and move sockets and boxes higher where possible.
