Boletín eléctrico in Mairena: four common situations

Mairena del Aljarafe has about 47,515 residents and almost all of them live on estates built from the 1970s onwards, each with its own way of building. So the boletín eléctrico, the official electrical installation certificate (CIE), arrives by different routes depending on the area: a sale in the oldest blocks, an extension in the townhouses, a charger in the towers or a new business on the industrial estate. In every case we sign it as a registered installation company after inspecting and testing, and file it with the Junta de Andalucía.

Ciudad Aljarafe: sales and rentals

The first blocks of modern Mairena are the ones most often sold and rented, and also the ones with most accumulated defects: power levels designed for few appliances, fuse boards with no circuit for air conditioning and sockets without earth in some rooms. When the installation is over 20 years old, the distributor can ask for a new certificate to change the account holder or raise the power. Our advice before buying is an electrical survey before buying: you will know what needs fixing and can negotiate it.

Simón Verde, Cavaleri and the townhouses

In townhouses and villas with garage and garden, the boletín appears when you extend: a new circuit for the upstairs bedrooms, a heat pump for the pool, an aerothermal heat pump (aerotermia) or a power increase because the limiter no longer copes with summer. Any extension beyond what is certified needs its boletín. If power is the only issue, see increase contracted power.

Ciudad Expo: chargers in large garages

The Ciudad Expo towers, at the end of metro line 1, have large garages where more and more residents are adding a charger. Each charging point has its own certificate and technical design report, and if the charging infrastructure exceeds 50 kW, a full project. You only need to notify the community president or administrator, as explained on our EV charger in a communal garage page. Garages with more than 25 spaces and forced ventilation also have their own periodic inspection by an authorised inspection body (OCA).

The Bulevar and the new builds

Habitat Sophia, Habitat Hipatia, the Vía Ágora homes in sectors SR-3 and SR-4, Aedas Homes’ Aliaga and Regina and the Amenabar homes are all handed over with their installation certificate. A new boletín is only needed when the owner adds circuits or power. More detail on our Mairena del Aljarafe new-build page.

The PISA business park

In the Parque Industrial y de Servicios del Aljarafe we certify warehouses, offices and premises that open or change activity. A small office is usually covered by a boletín and technical report. If the premises receive the public, such as a large shop or a showroom, they may need a full project and an initial inspection by an authorised body, followed by a periodic one every 5 years.

Frequently asked questions

I am buying a flat in Ciudad Aljarafe. Should I get the boletín before or after signing?

The most useful step is a measured inspection before you sign, about 70 to 100 euros as a guide. It tells you whether the flat can be certified as it is or what must be upgraded and at what cost, which helps you negotiate the price. The boletín is issued afterwards, in your name and for the power you will contract.

I have a Habitat flat on the Bulevar and want to extend the kitchen. Do I need a new boletín?

If the extension adds circuits or raises the power above what the developer's certificate covers, yes. If you only change switches or light fittings on the existing circuits, no. With your handover certificate in hand we tell you which case you are in before doing anything.

Does an EV charger in my Ciudad Expo garage need its own certificate?

Yes. Every new charging installation is certified with its own boletín and technical design report. Keep it with the invoice: until 31 December 2026, to deduct 15 % of the charger on your Spanish income tax (IRPF), it must have been installed by a registered company and you need to keep that certificate.

Electrical inspection

A home electrical safety inspection in Seville, Spain tells you, with measurements rather than guesswork, what state your home is in: earthing, cable insulation, RCDs, fuse board and cable sizes. You get a report with what is fine, what is worth improving and what is urgent. Ideal before buying, renting or renovating.

Increase contracted power

You need to increase your electricity power in Spain when the smart meter cuts everything off as soon as the air conditioning, the oven and the washing machine run together. We check what power your installation can take, upgrade the supply cable, main switch and fuse board if needed, and issue the boletín so the distributor approves the increase.

EV charger in a communal garage

An EV charger in a communal garage in Spain only requires you to notify the comunidad (the homeowners' association): no vote, no permission. We run the line from your meter to your parking space in Seville, install the charger with its protection devices and register the boletín.

Survey before buying

If you are looking for the EICR equivalent in Spain before buying a resale home in Seville, this is it: an electrical survey that tells you, before you sign, whether the installation is fine as it is or will need rewiring, and roughly what that would cost. We check the fuse board, earthing, RCDs and wiring with measurements and give you a report with an upgrade quote to negotiate the price or plan the renovation.

OCA inspection

An OCA electrical inspection in Seville, Spain is compulsory for large residential buildings, garages, swimming pools and premises open to the public. We prepare the installation before the inspector arrives, attend the visit with them and put right the defects they point out, so you get a favourable certificate.
