OCA (organismo de control autorizado, authorised inspection body)

An authorised inspection body is an accredited, independent organisation that carries out the statutory inspections of electrical installations, both when they are put into service and periodically.

What an OCA is

It is an inspection company accredited by the authorities to check that certain installations comply with the REBT. It does not install or repair: it inspects and issues a certificate with the result. The installation company prepares the installation, attends the visit and fixes any defects found. A periodic inspection is not required for an individual flat.

What it inspects

ITC-BT-05 sets which installations have an initial inspection, before going into service, and periodic ones:

  • Public premises: every 5 years.
  • Garages with more than 25 spaces and forced ventilation, or more than 5 with natural ventilation: every 5 years.
  • Pools over 10 kW and outdoor lighting over 5 kW: every 5 years.
  • Wet rooms over 25 kW: every 5 years.
  • Communal installations of residential buildings over 100 kW: every 10 years.
  • EV charging points with a project, over 50 kW: initial inspection and periodic ones every 5 years.

What it checks

Documentation (boletín, report or project), condition of the fuse board and protective devices, RCDs, earthing, insulation, emergency lighting and suitability for the use of the premises.

What it costs

OCA fees are quoted according to the installation. As an estimate, a communal building inspection costs around 150 to 500 euros, plus any corrections needed. We check the installation before the visit, fix what does not comply and attend the OCA: see building maintenance in Seville, Spain.
