Periodic electrical inspection (inspección periódica)

A compulsory check carried out every 5 or 10 years by an authorised inspection body (OCA) on the installations listed in ITC-BT-05, such as garages, public premises, pools and the common areas of large buildings.

What the periodic inspection is

For some installations, because of their size or risk, certifying them once is not enough. ITC-BT-05 requires an OCA (Organismo de Control Autorizado, an authorised inspection body) to inspect them again at set intervals to confirm they are still safe. Arranging it is the owner’s responsibility: the community of owners, the owner of the premises or the company.

When it is due

Every 5 years:

  • Public premises, such as bars, shops and offices open to the public.
  • Garages with more than 25 spaces and forced ventilation, or more than 5 with natural ventilation.
  • Pools over 10 kW and outdoor lighting over 5 kW.
  • Wet premises over 25 kW.
  • EV charging infrastructure with a project, over 50 kW.

Every 10 years:

  • Common installations of residential buildings over 100 kW.

Private homes have no compulsory OCA inspection, although a check is advisable. If you are looking for the Spanish equivalent of a UK EICR, this is a key difference.

What happens in the inspection

The OCA reviews the paperwork, the board, protection, earthing, insulation and emergency lighting. If it finds faults, the owner must fix them and the installation is checked again.

How to prepare

The efficient way is to have an electrician review the installation first, fix what does not comply and have the boletín and documents to hand. As an estimate, an inspection in a residential building costs 150 to 500 euros, plus any fixes. See OCA inspection for buildings and OCA inspection in Seville, Spain.
