Home electrical inspection and diagnosis in Seville, Spain

A home electrical safety inspection in Seville, Spain tells you, with measurements rather than guesswork, what state your home is in: earthing, cable insulation, RCDs, fuse board and cable sizes. You get a report with what is fine, what is worth improving and what is urgent. Ideal before buying, renting or renovating.

What a home electrical inspection is for

An electrical installation can seem to work and still have cables with damaged insulation, no earthing at all or an RCD that does not trip. None of these can be seen with the naked eye. The inspection finds out with measurements so you can decide with data: whether the installation will hold up, whether it needs specific upgrades or whether it has to be renewed.

British readers often ask for “the Spanish EICR”. There is no direct equivalent document for private homes in Spain, but this inspection gives you a measured picture of the same kind. It is especially useful at these moments:

  • Before buying or renting a second-hand home.
  • Before a renovation, to know whether the installation can be kept.
  • When you get the keys to a new home, to detect handover defects (snagging, or a punch list in the US).
  • When you are adding large loads: air conditioning, induction, a heat pump or an EV charger.
  • If there are symptoms: shocks, a burning smell, flickering lights or frequent tripping.

What we check and measure

  1. Fuse board. Condition of the connections, main switch, RCDs, circuit breakers and whether each matches the cable it protects.
  2. Earthing. Whether it exists, its value and whether it reaches every socket and appliance. If it is missing, we explain how to install earthing.
  3. Insulation. We measure each circuit with an insulation tester (megger) to detect damaged or leaking cables.
  4. RCDs. We test their trip time and trip current with a dedicated tester.
  5. Cable sizes and circuits. We check that the main cables have the right cross-section for the power you use.
  6. Switches, sockets and critical points. Hot sockets, open boxes, visible joints, bathroom and kitchen.

The checks follow the criteria of ITC-BT-05 of the Spanish Low Voltage Electrotechnical Regulation and the UNE 20460-6-61 standard. If the fuse board shows signs of overheating, we can complete the inspection with a thermal imaging camera.

What you receive

A clear report on the condition of each part of the installation, with recommendations in order of priority:

  • Urgent: anything that is a risk to people, such as missing earthing or an RCD that does not act.
  • Recommended: upgrades that prevent faults, such as sharing out circuits or replacing an outdated fuse board.
  • Optional: comfort or efficiency upgrades.

Each recommendation comes with a cost estimate, so you know what you are facing.

Inspecting before you buy in Seville

In the second-hand flats of Nervión, Los Remedios, Heliópolis or La Macarena, many built in the 1960s and 1970s, the installation was often designed for about 3 kW, with no earthing and very few circuits. A typical case: a couple are about to buy a flat in Los Remedios that looks renovated because it has a new kitchen and bathroom. On inspection, the new sockets are connected to old cables, there is no earthing and the fuse board has a single RCD. With the report and an estimate for rewiring the apartment, they can negotiate the price or plan the works before signing. Our article is my electrical installation too old? lists the warning signs, and a more formal pre-purchase report is available as an electrical survey before buying.

In a new home the goal is different: to check that what was handed over works and complies. If you have just bought in a development, see our new-build section and the new-build electrical snagging checklist.

Inspection, OCA and expert report

Three services are easy to confuse:

  • Inspection: the one on this page, for private owners who want to know the condition of their home.
  • OCA inspection: compulsory for certain installations (large residential buildings, garages, premises open to the public) and carried out by an authorised inspection body. See OCA inspection.
  • Expert report: a signed opinion for claims or court cases. You will find it on electrical expert report.

Frequently asked questions

How can I tell if my electrical installation is old?

There are clear signs: sockets with no earth clips, fabric-covered or aluminium cables, a fuse board with no RCD or only one for the whole home, few circuit breakers and power strips everywhere. If the home is over 30 years old and has never been renovated, the installation most likely has not been either.

How often should a home's electrics be inspected in Spain?

Private homes are not among the installations with compulsory periodic inspection under ITC-BT-05. Even so, it is worth inspecting them when you buy or rent, before a renovation, when you add large loads such as air conditioning, induction or an EV charger, and whenever shocks, smells or frequent tripping appear.

Is it worth inspecting the electrics before buying a flat?

Yes, especially in older second-hand flats. An inspection with measurements tells you whether the installation will do or will need renewing, and roughly what that will cost. With that information you can negotiate the price or plan the renovation before signing, instead of finding out afterwards.

What does the report include?

The condition of the fuse board and its protections, the earthing value, the insulation of the circuits, how the RCDs perform, the cross-sections of the main cables and a list of recommendations in order of priority: urgent for safety, recommended and optional, each with a cost estimate.

How much does an electrical inspection cost in Seville, Spain?

A home inspection with measurements costs 70 to 100 euros plus 21 % VAT (84.70 to 121 euros in total) as a market reference. If you want a full set of measurements with a certificate, or a thermal imaging check of the fuse board, the price rises with the scope. We confirm it before the visit.

Can the inspection be used to claim against the developer of a new build?

The inspection finds faults in the installation when you get the keys and lets you report them to the developer with measured data. If the claim is going further, to a formal procedure or to court, what you need is a signed expert report, which is a different service.

Rewiring old apartments

Rewiring an apartment in Seville, Spain is the answer when the installation is more than 25 or 30 years old: fabric or dried-out cables, no earthing, a single RCD and a supply that cannot run the air conditioning and the induction hob at once. We renew cables, conduits, fuse board, earthing and fittings and hand you the boletín.

Earthing

Earthing (grounding in the US, toma de tierra in Spain) is what allows your RCD to protect you from an electric shock. In Seville, Spain we carry out earthing installation and testing in flats and houses: earth rods or buried conductor, main earth line, connection of every circuit and a resistance measurement to confirm it works.

Fuse board replacement

A consumer unit replacement in Seville, Spain is the upgrade that adds the most safety without building work: main switch, several RCDs, one breaker per circuit and surge protection. We replace your old fuse box, or a board with a single RCD, with a new fuse board (breaker panel) sized for your power and your circuits.

OCA inspection

An OCA electrical inspection in Seville, Spain is compulsory for large residential buildings, garages, swimming pools and premises open to the public. We prepare the installation before the inspector arrives, attend the visit with them and put right the defects they point out, so you get a favourable certificate.

Flickering lights

Lights flickering in your apartment, or dipping every time something switches on, are not a minor detail: they usually warn of a loose contact, a faulty neutral or a voltage drop in a cable that has become too small. An electrician in Seville, Spain measures, finds the source and repairs it before it turns into a bigger fault.
