Electrical survey before buying or renting in Seville, Spain: the EICR equivalent

If you are looking for the EICR equivalent in Spain before buying a resale home in Seville, this is it: an electrical survey that tells you, before you sign, whether the installation is fine as it is or will need rewiring, and roughly what that would cost. We check the fuse board, earthing, RCDs and wiring with measurements and give you a report with an upgrade quote to negotiate the price or plan the renovation.

The EICR equivalent in Spain: why order a survey before buying

A resale home may have a renovated kitchen and bathroom and, behind the tiles, a 40-year-old installation. You cannot see it on a viewing: the sockets work, the lights come on and the fuse board looks modern. The problem appears later, when you run the air conditioning, the induction hob and the oven together, or when the distributor asks for a new boletín before you can put the electricity in your name.

British buyers often search for the EICR equivalent in Spain. There is no direct match: the Spanish boletín certifies compliance rather than reporting condition. That is why an independent electrical survey before buying is so useful. With measurements and an upgrade quote, the installation stops being an unknown and becomes a figure you can negotiate.

What we check

  1. Fuse board (consumer unit, breaker panel in the US). Main switch, RCDs, breakers and whether each one protects what it should.
  2. Earthing (grounding). Whether it exists, its value and whether it reaches every socket.
  3. Cable insulation. Measured circuit by circuit to detect ageing wiring.
  4. RCDs. We check that they trip in time.
  5. Cable sizes and circuits. Whether the installation can take the power you will need and whether the kitchen, washing machine and air conditioning have their own lines.
  6. Risk points. Warm sockets, open boxes, exposed joints, bathroom and kitchen.
  7. Paperwork. Whether there is a boletín and how old it is.

The checks follow the criteria of ITC-BT-05 of the Low Voltage Electrotechnical Regulation (REBT).

What you receive

  • A clear report on the condition of each part, with photographs and measured values.
  • A classification of the findings: urgent for safety, recommended and optional.
  • An upgrade quote showing what it would cost to bring the installation up to date, so you can use it in the negotiation or include it in your renovation plan.

How we work

  1. You send us the address and the contact details of the seller or the estate agent.
  2. We arrange the visit so that it does not interfere with the sale.
  3. Survey with measurements at the property.
  4. Written report and quote, explained by phone or in person if you prefer.
  5. Work, if you decide on it. If you buy and want to rewire, we do it from the same diagnosis, without starting again.

Typical cases in Seville

In Nervión, Los Remedios, Heliópolis or La Macarena there are many 1960s and 1970s flats with installations designed for about 3 kW, no earthing and few circuits. In the city centre and Triana there are also traditional courtyard houses renovated piece by piece, with extensions nobody documented. And anywhere you find the flat with a recently replaced fuse board and old wiring behind it, which at first sight looks like a new installation.

A typical case: a couple are about to buy a flat in Heliópolis that looks renovated. The report shows new sockets connected to old cables, no earthing and a single RCD. The quote for rewiring the apartment helps them negotiate a reduction with the seller and schedule the work before moving in.

If the installation is over 20 years old but in good condition, a minimum upgrade and a new boletín may be enough: we explain it under old installation certificate. If you will need more power for air conditioning or an induction hob, see increase your contracted power.

Survey before buying and a general inspection

The measurements are the same as in a general inspection of the installation, but the purpose changes: here the report is designed for a purchase or rental decision, with short timescales and an upgrade quote you can put on the table. If you are an estate agent and want to offer it to your buyers, see our service for estate agents.

Frequently asked questions

Is an electrical survey worth it before buying a flat in Spain?

Yes, especially for older resale flats. Rewiring a flat of 70 to 100 m² can cost 3,600 to 6,500 euros plus VAT, and it is an expense you cannot see on a viewing. Knowing before you sign lets you negotiate the price or include the work in your budget from the start, which matters if you are buying from abroad.

Is there an EICR in Spain?

Not as such. In the UK an EICR reports on the condition of an installation; in Spain the official document is the boletín (CIE), which certifies that an installation complies and is needed to connect or change a supply. Before buying, the closest thing to an EICR is an independent survey like this one, with measurements, photographs and a costed list of defects.

What does the survey include?

The condition of the fuse board and its protective devices, the earthing value, the insulation of the circuits, the operation of the RCDs, the size of the main cables, the power the installation can take and the situation of the boletín. All with measurements and photographs, plus an estimate of what it would cost to bring it up to date.

How much does the survey cost?

As a market guide, 70 to 100 euros plus 21 % VAT for a home. If you want a full set of test results with a certificate, or thermal imaging of the fuse board, the price rises with the scope. We confirm it before the visit, which can be arranged with the seller or the estate agent.

Do I need the seller's permission?

Yes, because we need to enter the home, open the fuse board and take measurements. It is usually requested through the estate agent or directly from the owner. A survey leaves no marks and involves no building work, only switching off some circuits for a few minutes. If the seller refuses, that is information too.

Does the seller have to give me the boletín?

It is not usually required for the sale itself, but ask for it. If the installation is over 20 years old or the supply has been cut off, you will need a new boletín to put the electricity in your name, and for that the installation must comply with the regulations. The survey tells you whether that will be simple or will need work.

Is it useful if I am renting, or letting to tourists?

Yes. A tenant learns whether air conditioning, oven and washing machine can run together without the power tripping. A landlord or holiday-let owner learns what is worth fixing before letting, to avoid breakdowns and complaints during the stay. We do not present the boletín as a requirement of the tourist licence.
