EV charger in Mairena del Aljarafe: it depends on where you live

Mairena del Aljarafe has about 47,515 residents and almost all of them live on residential estates rather than in an old village centre. That means more communal garages here than in other Aljarafe towns, and of very different sizes: from the big basements of the Ciudad Expo towers to the garages of the gated estates on the Bulevar. Alongside them sit townhouses with their own garage, where the charger is another story. What all shared spaces have in common, including the fact that you only notify the comunidad (homeowners’ association) and do not need its permission, is on our EV charger in a communal garage page.

Ciudad Expo and garages with many spaces

Ciudad Expo is the last stop of metro line 1 and concentrates high-rise buildings with very large garages. There the technical issue is almost always distance: your space may be 40, 50 or more metres from the meter room. Because the regulations do not allow the voltage to drop more than 5 % on the way to the charger, the cable gets thicker with the metres (16 mm² from 30 to 50 metres, 25 mm² from 50 to 80 metres), and so does the price. Beyond that point we look with you at a separate meter for the space.

Two more things to bear in mind in these garages:

  • Periodic inspection. A garage with more than 25 spaces is subject to inspection by an authorised body (OCA). Your installation is documented with its boletín and technical report for that review.
  • When many neighbours ask. A trunk line with load management stops each neighbour running their own cable; it is the shared pre-installation the comunidad can approve.

The Bulevar and the new builds

After Dos Hermanas, Mairena is one of the towns around Seville with the most new housing. On the Bulevar stand Habitat Sophia (147 homes) and Habitat Hipatia (139), whose second phase starts works in the third quarter of 2026; Vía Ágora is building more than 260 homes in sector SR-3 and has handed over 111 in SR-4; Aedas handed over Aliaga I, Aliaga II and Regina, and Amenabar launched 114 homes in 2026.

What we find in their garages depends on the licence date. In buildings authorised since 16 December 2022, the Building Code requires conduit to every space, and a smart charger comes to 1,250 to 1,450 euros. In older developments we check on site what the developer left before quoting. The handover calendar is on our Mairena del Aljarafe new-build page.

Simón Verde, Cavaleri and the townhouses

On estates of townhouses and villas such as Simón Verde or those around Cavaleri, the garage is yours and the charger is fed from the home fuse board on a dedicated circuit, with nobody to notify. It is simpler and cheaper than a communal basement, 800 to 1,600 euros single-phase. If the board is at the front door and the garage at the other end, or there is air conditioning on every floor, we add dynamic load balancing so the limiter never trips. More on our home EV charger for houses page.

Dealerships, offices and the PISA business park

In the Parque Industrial y de Servicios del Aljarafe there are car dealerships, offices and units that need chargers for their fleet or their customers. For them we work with 11 to 22 kW chargers, user management and, where needed, paid charging; see public EV charging with OCPP.

Frequently asked questions

My Ciudad Expo space is more than 50 metres from the meters. Is a charger still possible?

Yes, in two ways. One is a thicker cable, up to 25 mm² between 50 and 80 metres, so the voltage drop stays within the 5 % the regulations allow. The other is a separate meter for the space in the meter room. From about 50 metres the second usually pays off, and it lets you choose a tariff designed for the car.

I have bought at Habitat Hipatia 2. Can I plan the charger before handover?

Yes, and it saves time. Handover is planned for the third quarter of 2028, and the development must have conduit to every space. With the garage plans we work out the distance to your meter, the cable size needed and the unit that suits your power, so it can go in as soon as you have the keys.

Is charging at home worth it if there are public chargers at MetroMar?

For daily use, yes. The MetroMar shopping centre has 27 points from a public operator, useful in a pinch, but public rapid charging costs 7 to 11 euros per 100 kilometres, against about 1.8 euros at home on the off-peak band. At 15,000 kilometres a year, you notice the difference every month.
