EV charger in Dos Hermanas: three different situations

Dos Hermanas has about 140,430 residents and, when it comes to installing a charger, living in an Entrenúcleos flat is not the same as living in a town centre block or a Montequinto townhouse. What changes is where the power comes from, how many metres of cable need laying and therefore the price. Here it is, area by area. The general legal and technical side is on our EV charger in a communal garage page.

Entrenúcleos: garages with conduit to every space

Entrenúcleos developments licensed after 16 December 2022 must provide charging conduit to every space under section HE 6 of the Building Code (CTE). In the garages of large blocks such as Selecta Ática (311 homes), Entrenúcleos Living (325), Idara (275) or the three Elvenia towers, what is missing when you get the keys is the cable, the protection box at the space and the charger itself.

With the conduit in place the job is much shorter: we run the line from your meter, fit the protection and the unit, and register the boletín (installation certificate). We check the garage before fixing the quote, because the specification sheet rarely says what the developer actually left done.

Two situations typical of Entrenúcleos:

  • Comunidad not yet formed. With no president or administrator, the notice goes to the developer or building manager.
  • Many neighbours at once. In garages with hundreds of spaces it is worth proposing a shared pre-installation with load management at the owners’ meeting, before the ceiling fills with separate cables.

Subsidised homes such as Ceiba by Vía Ágora (208) or Caralca’s Edificio Dante (260) follow the same rule. Everything else that tends to be missing at handover is on our Entrenúcleos new-build page.

Town centre blocks: garages without conduit

In the older buildings with garages in the main town, built decades ago, there is no conduit waiting. A new route has to be opened along the ceiling, with flame-retardant tray or tube and fire sealing at every compartment wall. Distance rules here: from about 1,700 euros at 10 metres to about 1,900 at 40 metres, as a reference.

First we look at the meter room. If the meters are old or there is no room for the connection box, it may need tidying first. And if the space is very far away, from about 50 metres it usually pays to have a separate meter just for the space.

Montequinto and new houses: the charger runs from your board

In the townhouses and villas of Montequinto and Condequinto, with the garage inside the plot, there is no comunidad to notify: the charger hangs off a dedicated circuit from the home fuse board. The same applies to the new houses of Entrenúcleos, such as the Enea semi-detached homes or the Insur villas at Creta III and Ares IV. Details on our home EV charger for houses page.

In townhouses from the 1980s and 1990s the board is usually far from the garage and the potencia contratada (the maximum power in your contract) is tight, so we nearly always add dynamic load balancing so charging does not trip the power limiter when the air conditioning comes on.

Fleets on the La Isla industrial estate

The units on La Isla and the industrial areas along the motorway have three-phase supply and vans parked inside overnight. There we fit 11 to 22 kW chargers that share power between them; see EV charging for industrial estates.

Frequently asked questions

Does my Entrenúcleos garage already have the charger pre-installation?

If the building was licensed after 16 December 2022, the Building Code requires charging conduit to every space, and many developments handed over since 2023 have it. Specification sheets do not always say so, so we check on the visit. With the conduit in place, the charger costs 1,250 to 1,450 euros plus 21 % VAT depending on the distance to your meter.

Do I need the comunidad's permission to install a charger in my space?

No. Under article 17.5 of Spain's Horizontal Property Law you only notify the president or the administrator in writing, and the Supreme Court confirmed in December 2025 that no authorisation is needed even if the cable crosses common areas. You pay for the work and the electricity, which goes through your own meter. If you rent the space, the owner signs the notice.

Who do I notify if my development has no president or administrator yet?

The developer or the management company running the building while the comunidad (homeowners' association) is being formed. That is normal in Entrenúcleos in the first months after handover. We draft the notice with your space, the cable route, the charger and the installer, and you should keep a stamped copy or proof of receipt.

Can I claim a tax deduction for the charger?

If the space or the house is yours and the installation is finished before 31 December 2026, you can deduct 15 % on your Spanish income tax (IRPF), up to 600 euros, provided you pay by card or transfer and a registered installer does the work. Keep the invoice and the boletín for your return.
