EV charger installation in Bormujos, Seville, Spain: townhouses, semi-detached homes and flats with a garage

An EV charger in Bormujos, Seville, Spain, usually goes in the garage of a terraced or semi-detached house, with a line from the fuse board that sometimes has to cross half the home. We also install it in the parking spaces of flats in the centre and the university area, with the notice to the comunidad included.

EV charger in Bormujos: the townhouse rules

Bormujos has about 22,809 residents and is one of the Aljarafe towns that has grown most in recent decades, nearly always with two-storey terraced and semi-detached houses with their own garage. So most chargers we install here involve no comunidad: they go in your garage, fed from the house fuse board, as described on our home EV charger for houses page. Flats in the centre and the university area, with shared garages, have their own rules, covered below and on our EV charger in a communal garage page.

The 1990s and 2000s townhouse challenge: the cable route

In a Bormujos townhouse, what decides the price is not the charger but the path of the cable. Very often the board is in the kitchen or by the front door and the garage is at the opposite end of the house, with a floor slab in between. We have several ways round it:

  • Inside, using false ceilings, the stairwell or a cupboard.
  • Through the garage, with neatly finished surface conduit where the wall cannot be opened.
  • From the meter, using layout 2 of regulation ITC-BT-52, if the meter is closer to the garage than the board.

Cable size grows with the metres (6 mm² up to about 15 metres and 10 mm² from 15 to 30 metres, as a usual rule), and that is what separates a 1,000 euro quote from a 1,500 euro one. If the board has no room for another circuit, it usually makes sense to replace it at the same time; see fuse board replacement.

Tight power in summer

Many families have added air conditioning in the upstairs bedrooms without touching their potencia contratada, the maximum power in their electricity contract. Add a 7.4 kW car and the limiter trips. The answer is dynamic load balancing: a meter in the board tells the charger what the house is using and the charger adapts moment by moment, so you avoid paying for more power all day.

Guiomar, Acosta, Herrera and Silva: new houses

Aedas Homes has four developments in Bormujos. Acosta and Herrera are handed over, Silva came next, and the latest is Guiomar, with 28 terraced houses. In these homes the board is new and usually near the garage, so the charger goes in within a day, with its own circuit, protection and boletín, and nothing to ask of any comunidad. If you are thinking about panels for the roof, decide now where the charger goes: it can charge from the midday surplus, as explained on our solar panels in Bormujos page. The town’s developments are on our Bormujos new-build page.

Flats with a garage: Puntal de la Almazara and the university area

In the centre, Puntal de la Almazara adds 90 three-bedroom homes, and by the university stand Alma de Bormujos 1 and 2. If your flat has a space in a shared garage, the charger runs from your meter along the garage ceiling to your space. The only formality with the neighbours is a prior written notice, with no vote.

Frequently asked questions

In my townhouse the fuse board is in the kitchen and the garage is at the other end. Is that a problem?

No, it is the most common case in Bormujos. We find the shortest, cleanest route: through the false ceiling, the stairwell or neatly finished surface conduit in the garage. Over long distances we use a thicker cable. Alternatively, the line can run straight from the meter when the meter is nearer the garage than the board.

I have a plug-in hybrid. Do I need a wallbox?

Not always. For a hybrid with a small battery, a reinforced 16 A socket with its own circuit and protection may be enough; it costs 200 to 450 euros plus 21 % VAT and charges at about 3.7 kW. If you plan to switch to a fully electric car soon, it pays to fit the wallbox and the right cable size now.

I rent a flat near the hospital with a parking space. Can I install a charger?

Only with the consent of the owner, who is the one who must notify the comunidad (homeowners' association). Once authorised, the most practical option is a separate meter for the space, so the car's electricity is billed to you and not to the landlord. We prepare the paperwork for you to present.
