New homes between Nervión and Santa Justa
The area around Avenida de la Cruz del Campo, straddling the San Pablo-Santa Justa district and Nervión, is the third hub of new homes in Seville itself, after the south of the city and Sevilla Este. Several developers add up to about 1,400 homes under construction or on sale, with handovers expected from 2026 to 2029. Unlike the expansion neighbourhoods on the edge of the city, here new builds go up inside the established city, close to the Santa Justa high-speed rail station, with an unusual mix: towers of private housing, hundreds of subsidised homes and a flex living project.
For anyone looking for an electrician in Cruz del Campo, that means many families moving into new homes within a few years, with similar needs and very different budgets.
Developments and timeline
- Amenabar. On plot RMA-5, 612 subsidised homes for sale with two and three bedrooms, on municipal land awarded for 27 million euros and with an investment of 130 million: start in 2026 and handover in 2028. It is also building 232 private homes due in 2027 (Jardines de Cruz del Campo, which the development’s website puts at 212).
- Metrovacesa. Torre Althea, 89 homes and an investment of 30.6 million euros; Torremagna, 91 homes on sale since July 2023; and a flex living project of 180 units with Santander and LHG, due in 2029.
- Vía Célere. Célere Nervión and Célere Tarso, with 100 homes each.
- InmoCaixa. Nervión Zenit, 91 homes.
- Emvisesa. Residencial Cruz del Campo, 92 subsidised homes with an investment of 15 million euros, due in the first half of 2027.
How the homes are handed over
The specifications (memoria de calidades) of these developments follow the Seville new-build standard: a high electrification level, light points in every room but no fittings, mid-range switches and sockets, a video intercom, ducted air conditioning pre-installation, an aerothermal heat pump (aerotermia) for hot water and EV pre-installation in the garage, without a charger. Subsidised homes follow the same approach with simpler finishes.
If you are buying from abroad, ask the developer for the first occupation licence (licencia de primera ocupación) before completion, because the utilities cannot be put in your name without it.
The charger in the communal garage
With the conduit to every space that the Building Code requires in buildings licensed since 16 December 2022, fitting an EV charger in your communal garage space is a quick job: a line from your own meter, protective devices, the charger and the registered boletín (electrical certificate). You only have to notify the comunidad. If many owners in your building have electric cars, we can also propose a shared solution with load management.
Light fittings, sockets and switches
- Downlights and lamps. A three-bedroom flat needs 30 to 50 light points with a lamp or spotlight. We fit recessed downlights in the kitchen, hallway and bathrooms, and lamps and ceiling lights in the living room and bedrooms.
- Sockets and data points. We add extra sockets and lights where they are really used: by the bed, on the worktop, on the terrace, data points in the bedroom if you work from home and provision for a wall-mounted TV.
- Switches. If you want another finish or USB sockets, we replace the standard switches with ranges from makers such as Simon, Niessen, Jung or Schneider, with no building work.
- Air conditioning. We complete the pre-installation or run the air conditioning circuit for a split unit in a bedroom.
Subsidised homes on a tight budget
With more than 700 subsidised homes between Amenabar and Emvisesa, many Cruz del Campo residents will move in on a set budget. So we suggest a clear order:
- Basic low-energy light fittings in every room.
- The essential sockets that are missing.
- The charger, if you have or will have an electric car, using the 15 % income tax deduction available in 2026.
- The rest, such as downlights, new switches or motorisation, when you need it.
We itemise the quote so you can choose what to do now and what to leave for later.

Checking the installation when you get the keys
Before signing the handover certificate or during the first year of warranty under Spain’s Building Act (LOE), our electrical inspection checks that the fuse board matches the boletín, that the RCDs trip correctly and that no circuits are missing. Any defects go into a written report for you to claim from the developer. Other areas are on our new-build page.
Most requested services in Cruz del Campo (Seville)
EV charger in a communal garage
An EV charger in a communal garage in Spain only requires you to notify the comunidad (the homeowners' association): no vote, no permission. We run the line from your meter to your parking space in Seville, install the charger with its protection devices and register the boletín.
Downlights and recessed spotlights
LED lighting installation in Seville, Spain with downlights and recessed spotlights (recessed lights or pot lights in the US): we plan where each light goes, cut the false ceiling, run the lines and leave everything working, with dimming if you want it. Orders of 30 to 50 downlights, typical in a new flat, done in a single day.
Extra sockets and lights
We install extra sockets in your apartment in Seville, Spain where you now use power strips, new light points, two-way switches, USB, data and TV sockets, and new lines for appliances that need them. It is one of the jobs most requested when moving into a new-build home or rearranging the furniture.
Light fitting installation
A lighting electrician in Seville, Spain to hang your pendant lights, ceiling lights, wall lights and designer fittings: we fix them securely to the ceiling or wall, connect them with their earth and check that everything works. It is the job most requested when moving into a new home, because new builds in Spain are handed over without light fittings.
Air conditioning circuit
If your air conditioning trips the electricity, or you are about to install it in Seville, Spain, the electrician prepares a dedicated circuit from the fuse board to the split unit or the outdoor unit, with its own circuit breaker, so the power does not go off every summer afternoon. We also complete the pre-installation of new-build homes and connect thermostats.
Electrical inspection
A home electrical safety inspection in Seville, Spain tells you, with measurements rather than guesswork, what state your home is in: earthing, cable insulation, RCDs, fuse board and cable sizes. You get a report with what is fine, what is worth improving and what is urgent. Ideal before buying, renting or renovating.
Frequently asked questions
What is the minimum a new subsidised (VPO) home in Cruz del Campo needs?
Light fittings, because the home is handed over with light points but no lamps, and any sockets missing where the TV, the desk or the bed will go. With that the home is ready to live in. The EV charger, motorised blinds or new switches can wait until you need them.
Is it worth changing the switches and sockets in a newly handed-over flat?
It depends on taste and use. New homes come with mid-range switches and sockets that work well. If you want another finish, USB sockets by the bed or the worktop, or a premium range from makers such as Simon, Niessen, Jung or Schneider, the change is quick and needs no building work, before or after the furniture arrives.
Can I install a charger before the comunidad has a president?
Yes. Spanish law only requires you to notify the comunidad (community of owners). While there are no officers, you notify the developer or the company managing it temporarily and keep a copy. In buildings licensed since December 2022 the garage should already have conduit to every space.
