24-hour communal electrical fault repair in Seville, Spain: stairwells, garages and shared areas
We provide communal electrical fault repair in Seville, Spain at any hour, because a fault in the building leaves the staircase in the dark, the garage without light or the entrance without an intercom. We find the cause, repair it and, if the fault comes from the grid, handle the report to the distribution company.

Communal electrical fault repair in apartment buildings: what we attend
The common areas of a building run from the communal services board (servicios generales), a circuit separate from the flats with its own meter. When that board fails, the problem affects every neighbour at once and cannot wait until Monday. We attend communal electrical faults in apartment buildings in Seville and its metropolitan area 24 hours a day, and give you an estimated arrival time when you call.
The most common emergencies are:
- Staircase or entrance hall without light. A failed occupancy sensor, a timer that does not switch off or an RCD that trips.
- Garage without light. Damp in fittings and boxes, old fluorescent tubes or an overloaded circuit.
- Garage door that will not open. No power to the motor, a fault in the control board or a misaligned photocell.
- Water pumps stopped. The booster pump loses power and the upper floors are left without water.
- Silent entry phone or video intercom. A burnt-out power supply or a cut cable in the communal conduit.
- Power cut in the whole building. If the street has power, it is usually a fuse in the main protection box (CGP).
How we find the fault
- We check the origin. We test whether there is voltage at the incoming supply and the main protection box to know whether the fault belongs to the distributor or the building.
- We check the communal services board: RCDs, circuit breakers, timers and contactors.
- We separate circuits (staircase, garage, pumps, lift, entry phone) to isolate the failed one.
- We test the insulation of the affected circuit to find leakage to earth from damp or damaged cables.
- We repair or make the installation safe: if the part is not available at that hour, we restore service provisionally and safely and come back for the permanent repair.
When the fault belongs to the distributor
In Spain, the company that owns the cables and the meter (the distribuidora, e-distribución in Seville) is not the one that sends you the bill. If the fault is in the public network or the incoming supply, the repair is the distributor’s job, not the building’s. In that case we explain what we have measured, help the president or administrator report it with the correct technical details and, when the power returns, check that the communal board and the pumps start properly. It saves many hours on the phone.
Typical faults by building type
- Blocks from the 1960s and 1970s in Nervión, Los Remedios or La Macarena: old supply installations, communal boards without enough RCDs and staircases with push buttons and timers decades old. Faults recur and a phased renewal usually pays off.
- Traditional courtyard houses and small buildings in Triana and the city centre: scattered meters, communal wiring on the façade and damp patios.
- Recent buildings in Sevilla Este, Los Bermejales, Dos Hermanas or Mairena del Aljarafe: large garages with lots of lighting, forced ventilation and automatic doors. Here emergencies come from the garage and the pumps, not the wiring.
After the emergency
A fault that keeps coming back is a warning. After the repair we leave a report with the cause, what we replaced and what we recommend checking. Many buildings end up contracting building maintenance with periodic checks, which avoids the middle-of-the-night calls and keeps the installation ready for its inspection. If the problem is in the car park, see what we do in communal garage electrics; if the staircase lighting is old, see communal area lighting. Administrators managing several buildings have a dedicated page in property managers.
Remember that article 10 of the Horizontal Property Act requires the comunidad to keep the communal installations in good condition. A fault dealt with promptly protects the neighbours and also the liability of the owners’ board.
If the fault is inside your home
If only your flat has lost power, the fault is in your home, not in the building. In that case see what to do in a power cut at home or call our 24-hour emergency electrician service.

Frequently asked questions
Who can call the electrician if the staircase loses power?
Normally the president or the property administrator (administrador de fincas) reports it, but in an emergency any neighbour can call us. We repair what is essential to restore light and safety, leave a report of what we have done, and the invoice goes to the comunidad, which is responsible for maintaining the communal installations.
How do I know whether the fault belongs to the building or the electricity company?
If the whole building and the street are without power, it is the distributor's network (e-distribución in Seville). If only the staircase, the garage or the lift has failed, the fault is in the building's installations. If the whole building is off but the street is not, it is usually a fuse in the main protection box, and we check that.
Why does the garage RCD trip when it rains?
Because water gets into a box, a light fitting or the door motor, and the damp causes leakage to earth. It is very common in Seville with the first autumn rains. We locate the item with an insulation tester, dry it out or replace it with a sealed one and leave the circuit protected.
How much does an electrical emergency in an apartment building cost?
The emergency call-out costs 100 to 200 euros plus 21 % VAT depending on the day and time, plus the repair. Replacing an occupancy sensor or a stairwell timer is a small job; replacing a line or a board is quoted separately. We tell you the price before repairing.
Do you also work with property administrators?
Yes. We work with administrators who manage several buildings in Seville: we take the call, attend the fault, send the report with photos for the insurer if needed and prepare the quote for the owners' meeting when the repair is large, itemised so the neighbours can vote on it.
What do I do if the lift loses power?
If someone is trapped, call the lift company or 112 first. If the lift has no power but nobody is inside, let us know: we check the line and the board that feed it from the communal services. The lift machinery belongs to the lift company, and we coordinate with them when the fault is electrical.
I own a flat I rent to holiday guests. What if the staircase lights fail while they are staying?
Let the president or the administrator know, or call us directly: any owner can report a communal fault. The repair is invoiced to the comunidad, not to you. If only your flat is without power, the fault is inside the flat and it is an individual emergency call-out instead.
