Lightning protection installation in Seville, Spain: lightning conductors for buildings and inspection

For a lightning protection installation in Seville, Spain we first calculate whether the building needs one under the Spanish Building Code (CTE), and then fit the air terminal (ESE or Franklin), the down conductor, the earthing (grounding in the US) and the strike counter. We also inspect existing lightning conductors on apartment buildings, villas and country houses, and coordinate the surge protection inside.

Lightning protection installation in Seville, Spain: the calculation comes first

Before a lightning protection installation on a building in Seville, one question needs answering: does it need one? The Spanish Building Code (Código Técnico de la Edificación, CTE) has a procedure to find out, the DB-SUA 8 document, which compares the expected frequency of lightning strikes with the risk accepted for the building’s use. We do that calculation and, if protection is required, we design and install the complete system. In Spanish the lightning conductor (lightning rod in the US) is called a pararrayos.

What an external protection system includes

  • Air terminal: a Franklin rod or an early streamer emission device (ESE, PDC in Spanish), at the highest point of the roof.
  • Mast and fixings suited to the wind and to the type of flat roof or pitched roof.
  • Down conductor: the cable that carries the discharge from the air terminal to the ground by the most direct route.
  • Dedicated earthing, with earth rods and an inspection pit so it can be measured.
  • Strike counter, which records the discharges received.
  • Coordination with indoor protection: surge protection in the fuse box of the common services and, if wanted, in the homes.

Where we install it

  • Tall buildings and apartment blocks. Residential towers and blocks that stand out from their surroundings, common in areas such as Sevilla Este, are the ones most often found to need protection in the calculation.
  • Villas and country houses. Isolated homes in the countryside or in high parts of the Aljarafe, Alcalá de Guadaíra or Carmona, where the house is the highest point for a long way. For a home we carry out a risk study and protect the indoor installation as well.
  • Existing lightning conductors. Many Seville rooftops have a lightning conductor installed decades ago that nobody has inspected: a loose down conductor, unmeasured earthing and an unread counter.

How we work

  1. We visit the building and record its height, location, surroundings and use.
  2. We do the calculation under CTE DB-SUA 8 and explain the result to you.
  3. We propose the system, ESE or Franklin, with the protection radius or area justified.
  4. We give you a fixed quote, so the comunidad (the owners’ association) can approve it at its meeting.
  5. We install the air terminal, the down conductor and the earthing, and measure the earth resistance at the end.
  6. We hand over the paperwork with the measurements for future inspections.

Regulations

Whether protection is needed is determined by the Spanish Building Code, basic document DB-SUA 8 (safety against the risk caused by lightning). Early streamer emission conductors are designed to the UNE 21186 standard, and protection systems in general to the UNE-EN 62305 series. The earthing is checked with electrical safety testing.

Frequently asked questions

Is a lightning conductor compulsory on a building in Spain?

It depends on the calculation set by the Spanish Building Code (Código Técnico de la Edificación) in its DB-SUA 8 document. It compares the expected frequency of lightning strikes, based on the location, height and surroundings of the building, with the acceptable risk for its use. If the frequency exceeds the acceptable risk, a protection system is needed. We do the calculation before proposing anything.

How much does it cost to install a lightning conductor on an apartment building?

As a market reference, an installed lightning conductor costs 5,000 to 9,000 euros depending on the type, with an average of about 6,500 euros, plus 21 % VAT. The air terminal alone is around 1,200 to 2,000 euros; the rest is the down conductor, the earthing, the fixings and the work at height.

What is the difference between an ESE and a Franklin lightning conductor?

The Franklin rod is the classic point that captures the strike and takes it to earth through the down conductor. The ESE (early streamer emission, PDC in Spanish) brings the capture forward and is designed to the UNE 21186 standard. The choice depends on the building, the area to protect and the protection calculation, not on one being better than the other in the abstract.

Does a lightning conductor need inspecting?

Yes. Over time the fixings loosen, the down conductor corrodes or breaks and the earthing loses effectiveness. In the inspection we check the air terminal, the continuity of the down conductor, the earth resistance and the reading of the strike counter, and give you a report of what needs correcting.

Does the lightning conductor protect the appliances at home?

Not on its own. The lightning conductor protects the building structure by taking the strike to earth, but the discharge can induce surges in the indoor installation. To protect appliances and electronic equipment you need surge protectors in the fuse boxes, coordinated with the external system.

My villa stands alone on a hill in the Aljarafe. Should I consider protection?

It is worth assessing. Isolated homes in high parts of the Aljarafe, Alcalá de Guadaíra or Carmona, where the house is the highest point for a long way, are the typical case. For a home we carry out a risk study and, if protection makes sense, protect the indoor installation too with surge protectors in the fuse box.

Surge protection

Surge protection in your fuse board in Seville, Spain is the cheapest way to save the fridge, TV, router, boiler and induction hob from lightning, storms and voltage surges. We fit protectors against transient and permanent overvoltage, or combined units, in homes, business premises, EV chargers and solar installations.

Earthing

Earthing (grounding in the US, toma de tierra in Spain) is what allows your RCD to protect you from an electric shock. In Seville, Spain we carry out earthing installation and testing in flats and houses: earth rods or buried conductor, main earth line, connection of every circuit and a resistance measurement to confirm it works.

Safety testing

Electrical safety testing of your installation in Seville, Spain with calibrated instruments: earth electrode resistance, cable insulation, loop impedance and the tripping of every RCD. You receive a report with the measured values and what needs correcting, for 70 to 150 euros plus VAT in a home.

Community of owners electrical maintenance in Seville, Spain under a contract that covers preventive checks of the communal areas, panels, lighting, garage and pumps, plus fault call-outs at any hour. A single point of contact for the community president and the property administrator.

Storm damage

If a storm or a power surge has left your home without electricity, burnt out the router or the appliances, or the RCD will no longer reset, a storm damage electrician checks the installation in Seville, Spain, replaces the damaged protections, tests the appliances and gives you a report for your home insurance claim.
