Seville Port District new homes: from port use to housing
East of Avenida de las Razas, the Port of Seville owns about 165,000 m² of land that until now was for industrial use. At the request of the Port Authority, the planning is being changed so it becomes residential, with room for up to 700 homes, 226 of them subsidised. The change was provisionally approved in February 2025 and its final approval was proposed in October 2025. Forecasts put the homes from 2028 onwards.
The area sits between the Sur and Bellavista-La Palmera districts of Seville, and its appeal is that it stitches together neighbourhoods that today turn their backs on the port: Heliópolis, Reina Mercedes and Los Bermejales.
A small neighbourhood among established ones
With 700 homes, the Port District is small compared with Santa Bárbara or El Pítamo. That has a practical consequence: there will not be dozens of developments at once but a few plots, and many buyers will probably come from the neighbourhoods next door. If you live today in an older flat in the area, with a fuse board of few circuits, the electrical leap will be big: you will move to a home with a high electrification grade, data points and charging in the garage.
The numbers say that of the 700 homes, about 474 will be private and 226 subsidised. Two buyer profiles with different needs, covered below.
The documents that matter
In an area still at planning stage, the most valuable thing we can do for you is help you demand the right paperwork. If you are buying from abroad, ask for it by email so there is a record. This is what to request, in this order:
- Signed specification sheet (memoria de calidades), with the electrical and telecoms section in detail: number of circuits, switches, points per room and pre-installations.
- Electrical plan of your home, showing every light point, socket and data point. It is the basis for requesting changes and, later, for placing furniture without surprises.
- Garage plan with the charging conduit, to see where the tube reaches your space and how far it is from the meter room.
- At handover, the boletín, the electrical installation certificate registered with the regional industry department, and the fuse board diagram with labelled circuits.
With these documents, any later extension (a circuit for the induction hob, a charger, a secondary board) can be quoted in minutes without extra visits.
Private homes: finished the way you want
For buyers of private homes, the typical work after handover is that of any new flat in Seville: lamps and downlights, sockets where you really use them, a smart video entry system that opens from your phone if the development only includes a basic one, and the EV charger in the communal garage.
Subsidised homes: essentials first
In the 226 subsidised homes the budget is usually tighter. There we suggest starting with light in the rooms and any missing sockets, and leaving the extras for later. The charging conduit, if your home has a space, will be there because the Building Code requires it, so the charger can wait until you have an electric car.
Tablada is not the same
It is easy to mix them up. Tablada is a neighbourhood of the Los Remedios district, across the river, and no residential plan has been found there between 2024 and 2026: the recent Muelle de Tablada file concerns port uses, not housing. What is going to be built is on the Avenida de las Razas side.
Nearby references in the meantime
Until the neighbourhood starts, the closest new builds are in Los Bermejales and, a little further south, in Palmas Altas and Isla Natura, where new homes in the Bellavista-La Palmera district sold at 2,609 euros/m² in the third quarter of 2026. There we see how homes are handed over today, the best clue to what will arrive here. All areas are on our new-build page.
Most requested services in New Port District (Av. de las Razas)
New home wiring
We carry out the new home wiring in Seville, Spain from start to finish: fuse board, circuits, light points, sockets, earthing, certificate and legalisation, in newly built flats and villas. We work for private self-builders, builders and developers, with an electrification level designed around how the home will really be used.
Electrical certificate (boletín)
The electrical certificate in Spain, known by everyone as the boletín and officially the CIE (certificado de instalación eléctrica), is the document a registered installer company signs to confirm that your installation meets the regulations. You need it to connect the electricity, increase your power or change the account holder with an old installation. We inspect, certify and register it with the Junta de Andalucía in Seville.
EV charger in a communal garage
An EV charger in a communal garage in Spain only requires you to notify the comunidad (the homeowners' association): no vote, no permission. We run the line from your meter to your parking space in Seville, install the charger with its protection devices and register the boletín.
Electrical inspection
A home electrical safety inspection in Seville, Spain tells you, with measurements rather than guesswork, what state your home is in: earthing, cable insulation, RCDs, fuse board and cable sizes. You get a report with what is fine, what is worth improving and what is urgent. Ideal before buying, renting or renovating.
Smart video intercom
We carry out video intercom installation in Seville, Spain, in houses and apartment buildings: we replace the old audio entry phone with a video intercom with a monitor and door opening from your phone, reusing the existing wiring whenever possible. We also repair faulty entry phones and door entry systems.
Downlights and recessed spotlights
LED lighting installation in Seville, Spain with downlights and recessed spotlights (recessed lights or pot lights in the US): we plan where each light goes, cut the false ceiling, run the lines and leave everything working, with dimming if you want it. Orders of 30 to 50 downlights, typical in a new flat, done in a single day.
Frequently asked questions
What should I snag in the electrics when I receive a new Port District flat?
Check that you are handed the boletín registered with the Junta de Andalucía and a diagram of the fuse board with every circuit labelled. Then test each RCD, the sockets and the light points against the electrical plan of your home. If anything is missing at handover, write it on the handover certificate (acta de entrega) before you sign.
How do I claim faults from the developer after moving in?
Under Spain's Building Act (LOE) the developer of each plot answers for construction defects. Report every electrical fault in writing, with dated photos, and keep copies. Having the signed specification sheet and the electrical plan makes the claim much stronger, because you can show exactly what was promised. We can add a measured technical report.
Will I be able to charge an electric car in the communal garage?
Yes. Buildings licensed now must bring charging conduit to every parking space under the Building Code, so the homes here will have it. With the conduit in place, a smart charger installed costs 1,250 to 1,450 euros plus 21 % VAT depending on distance. You only need to notify the comunidad (homeowners' association), not ask its permission.
