Replacing the entry phone with a video intercom in an apartment building
The key is the wiring. There are two situations:
- Two-wire or digital systems: current equipment carries audio, video and door release over two cables. In many buildings the old wiring is reused and only the outdoor panel, the power supply and the monitors need changing. It is the quickest and cheapest option.
- Very old or deteriorated installations: if the wiring is in poor condition or cannot carry video, new cable has to be run through the existing conduits.
We check it on the visit and give you a quote with the total cost and the cost per home, so the property administrator (administrador de fincas) can take it to the owners’ meeting. Renewing the building entry system can be part of the building maintenance contract, and entry phone faults are handled within communal electrical faults. Faulty entry phone: the most common causes
- Intercom power supply that has stopped working, often after a storm or a power surge.
- Electric lock on the street door that is worn or jammed.
- Cut or damp cable in the conduit.
- Handset or monitor in one home that has failed.
- Outdoor panel with buttons or microphone damaged by sun and rain.
We diagnose the installation and replace only what has failed. If the system is so old that spare parts no longer exist, we propose upgrading to a video intercom.

Regulations
The electrical part complies with ITC-BT-36 of the Spanish Low Voltage Electrical Regulations on extra-low voltage installations, and ITC-BT-51 for smart home integrations. In buildings with a common telecommunications infrastructure its regulations are respected, and decisions about the outdoor panel and the shared installation belong to the comunidad, under the Horizontal Property Act.

In a house, 250 to 600 euros plus 21 % VAT installed, depending on the equipment and whether the wiring can be reused. In an apartment building it depends on whether the system is two-wire or digital and on the number of homes: often the wiring is reused and only the panel and monitors change. Can I open the door from my phone?
Yes, with a Wi-Fi video intercom or an app-compatible system. The call comes through to your phone, you see who is at the door, talk and open it even when you are not at home. Very useful for deliveries, for letting a family member in or for holiday guests arriving while you are abroad.
Does the building wiring have to be replaced for a video intercom?
Not always. Current two-wire systems can carry video, audio and door release over the wiring of an old entry phone in many buildings. We check it on the visit by testing the cables and identifying the type of installation, so you know before the owners' meeting whether new cable is needed.
Can I have a video intercom just in my flat if the building has an audio system?
It depends on the building system. With some systems the handset can be replaced with a compatible monitor, but without a camera on the outdoor panel you will not see an image. The usual route is for the comunidad (the community of owners) to renew the panel and each neighbour to choose their monitor.
Why does my entry phone not work?
The most common faults are a failed intercom power supply, a cut or damp cable, a faulty electric lock on the street door or a broken handset. We diagnose the installation and replace only the failed part. Replacing a handset costs 60 to 120 euros plus VAT.
Can the video intercom be integrated with home automation?
Yes, with compatible equipment. The video intercom can appear on the home automation screen or your phone, switch on the entrance light when someone rings, or record who called. In houses, it can also open the gate and the garage door.
