Electrician for new homes in Palmas Altas and Isla Natura, Seville, Spain

Bought one of the Palmas Altas Isla Natura new homes? Isla Natura, the big new neighbourhood in the south of Seville

Palmas Altas Sur, marketed by Metrovacesa as Isla Natura, covers 67 hectares between the Lagoh shopping centre, Los Bermejales and the site of the future City of Justice, in the Bellavista-La Palmera district of Seville, Spain. The plan allows for 2,870 homes, 1,232 of them with some form of protection, and an investment of more than 400 million euros. It will also have a stop on the future metro line 3. New homes in the district sold at 2,609 euros per square metre in the third quarter of 2026, below resale prices in the area.

Today it is the main new-build hotspot in Seville, with handovers every year at a pace of 300 to 400 homes. For an electrician in Palmas Altas and Isla Natura that means one thing: hundreds of families receiving the keys to a brand-new flat (apartment) that needs finishing before they move in.

Developments handed over and under way

  • Already handed over. In 2024, Nilo, Sena, Mulhacén, Kilimanjaro, Mont Blanc and Volga, about 373 homes; then Himalaya (108); and in January 2026, K2 (114) and Sierra de Cazorla (136). Sierra Nevada, with 70 subsidised Plan Vive homes, was also completed in January 2026.
  • Under construction or on sale. Aneto (46, handover in 2026), Veleta (46), Etna (74), Timanfaya (74), Urbión, Navacerrada (46), Torre Arenal (73), Teide, Torrenova (104), Tacora (54), Almanzor (46), Sierra Aracena, with first handovers in 2026, and the villas of Villas del Támesis (50) and Villas del Tíber (31).
  • The latest to start. Moncayo, 40 homes with works since July 2026, and Fuji, 71 homes in two nine-storey towers whose foundation stone was laid in September 2026.

Public and partner subsidised housing is going up in the same area: the city housing company Emvisesa handed over Puerta Jerez (137 VPO rental homes) in June and July 2026 and has Puerta Carmona and Puerta Osario (70 each, handover in 2026) and Puerta de la Carne (137 for sale, first half of 2027). Vimpyca is building Residencial San Isidoro and Santa Lucía, with 136 VPO homes each.

How Isla Natura homes are handed over

Specifications for new builds in Seville follow a very similar pattern: a high electrification grade, light points in every room but no light fittings, mid-range switches and sockets, a video entry system, pre-installed ducted air conditioning, an aerothermal heat pump (aerotermia) for hot water and EV charging pre-installation in the garage, with conduit or trays up to the space but no charger. Motorised blinds, when included, are usually limited to the living room. What is missing is exactly what you use on day one.

Electrical snagging at handover

Before you sign the handover certificate, or during the first year of warranty, we can check the installation: that the fuse board (consumer unit) matches the boletín, that each RCD (GFCI breaker) trips correctly, that earthing is within limits and that no circuits are missing. If there are defects, we put them in writing so you can claim them from the developer. British buyers call this snagging (a punch list in US English), and the electrical part is the one that matters most for safety.

The charger in the communal garage

Developments in Palmas Altas Sur have underground garages, and in buildings licensed from 16 December 2022 the Technical Building Code (HE 6) requires conduit for charging to every space. With the conduit in place, fitting an EV charger in your communal garage space is a quick job: we run the line from your meter, fit the protection and the charger and file the boletín. You only need to notify the comunidad or, if it has no officers yet, the managing company. In 2026 you can deduct 15% on your income tax, up to 600 euros.

Downlights, lamps and terrace sockets

A three-bedroom flat in Isla Natura needs 30 to 50 spotlights or lamps to be well lit. We fit recessed downlights in the false ceiling, lamps and ceiling lights in bedrooms and pendant lights over the table or island. Terraces, large in many of these developments, nearly always need more: a watertight wall light, an outdoor socket for a lamp or fan and, on penthouses, the awning line.

Blinds, awnings and air conditioning

Motorising blinds that come manual and adding an awning with a wind sensor on a penthouse terrace are very common requests here; see our smart home section. For the Seville summer, we check that the air conditioning pre-installation is complete and, if you want a split unit in a bedroom, run its line from the board through our air conditioning and appliances service.

Most requested services in Palmas Altas and Isla Natura (Seville)

EV charger in a communal garage

An EV charger in a communal garage in Spain only requires you to notify the comunidad (the homeowners' association): no vote, no permission. We run the line from your meter to your parking space in Seville, install the charger with its protection devices and register the boletín.

Downlights and recessed spotlights

LED lighting installation in Seville, Spain with downlights and recessed spotlights (recessed lights or pot lights in the US): we plan where each light goes, cut the false ceiling, run the lines and leave everything working, with dimming if you want it. Orders of 30 to 50 downlights, typical in a new flat, done in a single day.

Motorised blinds and awnings

We install motorised blinds in Seville, Spain without replacing the shutter: we swap the roller axle for a tubular motor, bring power to the shutter box and leave you a wall switch, a remote or phone control. We also motorise awnings with sun and wind sensors so they retract by themselves.

Air conditioning circuit

If your air conditioning trips the electricity, or you are about to install it in Seville, Spain, the electrician prepares a dedicated circuit from the fuse board to the split unit or the outdoor unit, with its own circuit breaker, so the power does not go off every summer afternoon. We also complete the pre-installation of new-build homes and connect thermostats.

Light fitting installation

A lighting electrician in Seville, Spain to hang your pendant lights, ceiling lights, wall lights and designer fittings: we fix them securely to the ceiling or wall, connect them with their earth and check that everything works. It is the job most requested when moving into a new home, because new builds in Spain are handed over without light fittings.

Extra sockets and lights

We install extra sockets in your apartment in Seville, Spain where you now use power strips, new light points, two-way switches, USB, data and TV sockets, and new lines for appliances that need them. It is one of the jobs most requested when moving into a new-build home or rearranging the furniture.

Frequently asked questions

I am collecting the keys to my Isla Natura flat next month. What should I test in the electrics?

Bring a phone charger and a lamp. Try every socket, press the TEST button on each RCD, switch on the air conditioning, check that the fuse board is labelled and matches the boletín, and look for the charger conduit at your garage space. Ask for the boletín and the manuals for the aerothermal unit and video entry system. Write down anything that fails.

How do I claim electrical defects from Metrovacesa or the developer of my building?

List them in writing, with dated photos, and send them to the developer through its after-sales channel, keeping proof of delivery. Under Spain's Building Act (LOE), defects in the first year are the developer's responsibility, with longer three and ten year warranties for more serious problems. Our written inspection report gives your claim technical backing.

Can I put an EV charger in my space in the Isla Natura communal garage?

Yes, and you only have to notify the comunidad: article 17.5 of the Horizontal Property Law requires no vote or permission. If your building was licensed from 16 December 2022, the garage must have conduit to every space, so the charger costs less because no new conduit is needed. With conduit in place, it is usually 1,250 to 1,450 euros plus VAT.
