New home wiring in Seville, Spain: complete electrical installation for new builds
We carry out the new home wiring in Seville, Spain from start to finish: fuse board, circuits, light points, sockets, earthing, certificate and legalisation, in newly built flats and villas. We work for private self-builders, builders and developers, with an electrification level designed around how the home will really be used.

What new home wiring includes
The electrics of a new build are not just about pulling cables: they are the design of how you will use electricity in your home for decades. They include:
- Main control and protection board (fuse board, consumer unit), with a main switch, RCDs shared out by area, a circuit breaker per circuit and a surge protector where applicable. We go into detail on fuse board replacement.
- Independent circuits for lighting, general sockets, cooker and oven, washing machine and dishwasher, bathroom and, with high electrification, air conditioning, heating, tumble dryer and other uses.
- Light points, switches, two-way switches and sockets in every room, including TV and data sockets if you need them.
- Earthing with its main line and every circuit connected. See earthing.
- Recessed conduits with tubing and accessible junction boxes.
- Installation certificate (CIE) and legalisation with the Junta de Andalucía, so the supply can be connected.
Basic or high electrification
The Spanish Low Voltage Electrotechnical Regulation, in ITC-BT-25, defines two electrification levels for homes:
- Basic: minimum power of 5,750 W and five circuits (C1 to C5).
- High: minimum power of 9,200 W and additional circuits up to C12, for air conditioning, heating, tumble dryer, more sockets or home automation.
In Seville, where almost every home has air conditioning, an induction hob (cooktop) and a water heater or heat pump, high electrification is the reasonable choice. Current developments in the province are already handed over that way. If you design a new house with basic electrification, you will probably end up adding circuits before long.
How we work
- Study of the plans. We review with you the layout of light points, sockets and circuits according to how you will live in the house: where the TV, the kitchen island, the study or the car charger will go.
- Fixed quote with the number of points, the electrification level and the switches and sockets chosen.
- Chases, conduit and boxes in the shell phase, coordinated with the bricklaying, plumbing and air conditioning trades.
- Wiring and fitting the fuse board, with the cross-sections and protections set by ITC-BT-25 and earthing under ITC-BT-18 and ITC-BT-26.
- Switches, sockets and testing. We fit switches and sockets and measure insulation, earthing and RCDs.
- Paperwork. We write the technical design report (ITC-BT-04), issue the electrical certificate (boletín) and register it with the Junta de Andalucía. With it you can request your new electricity connection from the distributor.
Only a registered electrical contractor can sign the boletín. A self-builder, or a tradesman qualified in another country, cannot certify the installation in Spain, however good the work is.
What to plan for from the start
It is much cheaper to leave things ready now than to open walls later:
- EV charging. In new residential buildings, CTE HE 6 (Royal Decree 450/2022) requires charging conduit in 100 % of spaces. In a villa, leave a line to the garage ready for a home EV charger.
- Aerothermal heat pump (aerotermia), with its own line and protection. If you are going to install one, see heat pump electrics.
- Solar panels and batteries, with room in the fuse board and conduit up to the roof. See solar panels.
- Motorised blinds, awnings and home automation, with cable or conduit to every opening. See motorised blinds and awnings.
- Outdoor sockets and garden and pool lighting, with the right protection rating. See outdoor lighting.
New builds in Seville: where we work most
The Seville area is going through a period of intense new building. As well as the big developments, such as Entrenúcleos in Dos Hermanas, Isla Natura in Palmas Altas or Hacienda del Rosario in Sevilla Este, which you can see in our new-build section, there are many self-built detached houses in towns such as Utrera, Carmona or Los Alcores, where activity is mostly small local developments. A common case: a family building their villa on a plot in Mairena del Alcor who want the heat pump, the solar panels and the charger ready from the start. Planning those lines on the plans avoids secondary fuse boards and visible trunking later.
If you are a builder, developer or architect, we also work on complete projects with a phased schedule. See builders, developers and for professionals.

Frequently asked questions
How much does the wiring of a new house cost per square metre in Spain?
In new builds it runs, as a 2026 market reference, between 20 and 25 euros per square metre plus 21 % VAT (24.20 to 30.25 euros with VAT). A home of about 90 m² with around 60 points can reach about 3,000 euros plus VAT. The final price depends on the number of points, the electrification level and what you add.
What is the difference between basic and high electrification?
Basic electrification is designed for a minimum power of 5,750 W and five circuits. High electrification starts at 9,200 W and adds circuits for air conditioning, heating, a tumble dryer or more sockets. With air conditioning, induction and a water heater, as in most Seville homes, high electrification is the usual choice today.
Can I wire my own house in Spain?
Not if you want the electricity connected. The installation has to be carried out and certified by a registered electrical contractor, which issues the boletín (CIE) and registers it with the Junta de Andalucía. Without that certificate the distributor will not connect the supply.
What paperwork do you hand over at the end?
The electrical installation certificate (boletín) with the technical design report or, if the installation requires it, the project signed by a qualified engineer, registered with the Junta de Andalucía. With that paperwork you request the new supply from the distributor.
Do I need to leave EV charging ready?
In new residential buildings, CTE HE 6 requires conduit for charging in 100 % of parking spaces, for licences applied for since 16 December 2022. In a villa with its own garage the sensible thing is to leave a line ready even if you do not have the car yet.
When should the electrician join the project?
Ideally from the plans, to decide the layout of points and circuits before the partition walls go up. After that we work in the chasing and conduit phase, with the shell structure, and come back at the end to fit switches and sockets, mount the fuse board, measure and certify.
Related services
Electrical certificate (boletín)
The electrical certificate in Spain, known by everyone as the boletín and officially the CIE (certificado de instalación eléctrica), is the document a registered installer company signs to confirm that your installation meets the regulations. You need it to connect the electricity, increase your power or change the account holder with an old installation. We inspect, certify and register it with the Junta de Andalucía in Seville.
Fuse board replacement
A consumer unit replacement in Seville, Spain is the upgrade that adds the most safety without building work: main switch, several RCDs, one breaker per circuit and surge protection. We replace your old fuse box, or a board with a single RCD, with a new fuse board (breaker panel) sized for your power and your circuits.
New electricity connection
We manage your new electricity connection in Seville, Spain from start to finish: the boletín (electrical installation certificate) for the connection, the application to the distributor, energising the supply and, if needed, a new service connection. Whether you are moving into a new home or bringing back a supply that was cut off, we handle the paperwork and the coordination with e-distribución.
Earthing
Earthing (grounding in the US, toma de tierra in Spain) is what allows your RCD to protect you from an electric shock. In Seville, Spain we carry out earthing installation and testing in flats and houses: earth rods or buried conductor, main earth line, connection of every circuit and a resistance measurement to confirm it works.
Home EV charger for houses
EV charger installation in Seville, Spain for your villa or townhouse is a one-day job: a dedicated circuit from your fuse board, its own protection devices, a 7.4 to 22 kW wallbox and a boletín registered with the Junta de Andalucía. In 2026 you can still deduct 15 % in your Spanish income tax return.
Heat pump electrics
We carry out the heat pump electrical connection in Seville, Spain for aerothermal systems (aerotermia): a dedicated line from the fuse board, its own protections, adapting your contracted power and, if the unit's data sheet requires it, moving to three-phase, with the boletín registered with the Junta de Andalucía. You choose the unit and its heating installer; we leave the electrics ready and safe.
