Electrical subcontractor for builders and renovation firms in Seville, Spain

As an electrical subcontractor in Seville, Spain we work for builders and renovation firms that need to subcontract the electrical package: we carry out the installation in renovations and new builds coordinated with the other trades, comply with the site's subcontracting and health and safety paperwork, and hand over the registered certificate and technical design report at the end.

Electrician and site manager reviewing a drawing on a renovation site

What a builder needs from an electrical subcontractor

On a building site, the electrical package affects every other trade: if the chases are not ready on time, the plasterer waits; if the fuse board is not fitted, there is no testing; if the boletín is missing, there is no connection and no handover. That is why a builder or renovation contractor needs an electrician who meets deadlines, coordinates with the site manager and delivers the paperwork without being chased.

As an electrical subcontractor for builders in Seville, we take care of the complete electrical package, from setting out to the certificate, at a fixed, itemised price.

What the electrical subcontract includes

  • Setting out of light points, sockets and fuse board on the drawings, with the client or the project management.
  • Conduits and chases coordinated with the partition walls and suspended ceilings.
  • Wiring and fuse board with the circuits required by ITC-BT-25 according to the electrification level.
  • Dedicated lines: induction kitchen, air conditioning, aerothermal heat pump, EV charging pre-installation.
  • Switches, sockets and light fittings in the agreed range.
  • Testing and measurement of earthing, insulation and RCDs.
  • Documentation: technical design report, registered installation certificate and, if you need them, the single line diagram and as-built drawings.
  • Site power, if a temporary panel is needed: temporary installations.

How we work with builders

  1. Study of the project or the renovation drawings, or a site visit if there are no drawings.
  2. Itemised quote at a fixed price, with quantities and range of materials.
  3. Schedule agreed with the site manager according to the stages.
  4. Subcontracting and health and safety paperwork required by the site, in line with Law 32/2006 and Royal Decree 1627/1997.
  5. Execution in stages, with notice of any change that affects quantities or price.
  6. Handover with test results, boletín and final documents.

Renovation and new build in Seville

Full renovations of older flats. In Nervión, Los Remedios, Triana or the city centre, a renovation usually means replacing the whole installation, because the original has no earthing, too few circuits and cables too small for today’s loads. The electrician should take part in the setting out so that kitchen, air conditioning and charging points are planned before walls are closed. See rewiring old apartments.

Villas and townhouses. In the Aljarafe, in towns such as Mairena del Aljarafe, Bormujos or Tomares, and in Dos Hermanas, detached and semi-detached projects add a pool, garden, garage with charger and, more and more, solar panels and aerothermal heating. All of that requires planning power and circuits from the start.

Shops and offices. If the renovation is of premises open to the public, the installation has specific public occupancy requirements and the documentation may need an engineer’s project. We coordinate it through the electrical design report or project.

A typical case

A renovation contractor is carrying out the full renovation of a 1970s flat in Los Remedios. We join the setting out with the client and decide where the induction hob, the oven, the bedroom air conditioning and provision for a future charger in the parking space will go, and size the fuse board for that use. The chases are cut in the partition week and the wiring goes in as soon as the building is closed. At the end we hand over the test results, technical design report and boletín, and the client connects the power they need.

Frequently asked questions

Do you work as an electrical subcontractor for builders and renovation firms?

Yes. We carry out the electrical package of renovations and new builds, coordinated with the other trades and the site manager, and hand over the installation certificate and final documents. We work with whatever subcontracting and health and safety paperwork each site requires.

How much does the electrical package of a home cost?

As a market guide, a new home installation costs around 20 to 25 euros per m² plus 21 % VAT. A partial renovation starts at about 1,700 euros and a full renovation averages around 3,500 euros. For each project we give a fixed, itemised price from the drawings or a site visit.

Which rules apply to subcontracting on Spanish sites?

Law 32/2006, which regulates subcontracting in the construction sector, and Royal Decree 1627/1997 on health and safety on construction sites. On the technical side, the Low Voltage Electrotechnical Regulation and its instructions, especially ITC-BT-25 for home circuits and ITC-BT-04 for documentation.

At which stages of the works do you come in?

Usually three: setting out and conduits with the partition walls, wiring and fuse board once the building is closed, and switches, testing and certificate at the end. In small renovations they can be combined. The key is to agree the dates with the site manager so plasterers and painters are not kept waiting.

Do you hand over the boletín at the end?

Yes. At the end we test earthing, insulation and RCDs, draw up the technical design report and issue the installation certificate registered with the Junta de Andalucía. If the installation needs an engineer's project because of its power or use, we coordinate it with the competent technician.

We are a foreign firm renovating villas for international clients. Can you be our electrical partner?

Yes. A firm renovating for foreign buyers in the Aljarafe or Seville needs a registered installer company to carry out and certify the electrics, because only an installer company entered in the Spanish industrial register can sign the boletín. We work from your drawings, agree the schedule with your site manager and deliver the Spanish paperwork.
