The second hub of new homes in Seville

After the south of the city, Sevilla Este is where most new homes are being built in Seville itself: about 3,000 under way between Hacienda del Rosario, the area around the FIBES conference centre, Avenida de las Ciencias, Vía Apia and the edge of Parque Alcosa. In the third quarter of 2026 the Este-Alcosa-Torreblanca district had an average price of 1,849 euros per m², and new builds sell at a 43 % premium over resale homes.

What we see as electricians here is a mix of blocks with a pool and garage, subsidised housing and, since 2026, a large affordable rental project.

Jardines Hacienda Rosario

This is the biggest development in the neighbourhood: 1,046 homes in seven buildings, developed by Aedas Homes, now part of Neinor Homes. More than 700 have already been handed over, in the La Danza, Las Damas and Las Flores phases, a 125-home block for rent and Los Poetas, with 174 homes in three phases. The last phase, Los Príncipes, adds another 174 homes, is being built by SANJOSE Constructora and is due for handover at the end of 2028, with two-bedroom flats from 194,000 euros. The last homes at Los Poetas were offered from 148,000 euros.

Lagoom Living and the other developments

• Lagoom Living, plot R-1 next to FIBES. 843 affordable rental units, 691 of them subsidised two and three-bedroom homes and 152 transitional units, with an investment of 143 million euros. Sacyr started work in July 2026 and the 28-month schedule takes completion to November 2028.
• Habitat Inmobiliaria. Jardines de Lemos, 134 homes with two pools, under construction and due in the first quarter of 2028; and Jardines de Oriente, 190 homes with an investment of 29 million euros.
• Other developments. ASG Homes Residencial Argos III (194), Caralca Residentia Apia (210, on Vía Apia), Aelca Asera Algodonera (160 subsidised homes, Parque Alcosa) and Avire Algodonera I and II (109) and III (129), Nozar Las Terrazas de la Hacienda (125), Flatgest Puntal de la Hacienda (33) and Puntal del Rosario (36) and Grupo Promar Magnolia Plaza. Culmia has already handed over Ciencias Park, 135 homes on Avenida de las Ciencias.
• Emvisesa subsidised housing. 137 new homes in the city’s schedule for Sevilla Este.

How the homes are handed over

Sevilla Este developments follow the current standard for new builds in Seville: a high electrification level, light points without fittings, mid-range switches and sockets, a video intercom, ducted air conditioning pre-installation, an aerothermal heat pump (aerotermia) for hot water and EV pre-installation in the garage, without a charger. Motorised blinds, if any, are only in the living room. Penthouse terraces, very common here, come without an awning.

If you are buying from abroad, ask the developer for the first occupation licence (licencia de primera ocupación) before completion: without it, the utilities cannot be put in your name.

The charger in the garage

This is the job we are asked for most in Hacienda del Rosario. We install the EV charger in your communal garage space from your own meter, with a dedicated circuit, protective devices and the boletín (electrical certificate). You only need to notify the comunidad. When several owners in the same garage want one at once, the comunidad should consider a shared charging backbone with load management, so the ceiling does not fill up with cables.

Lights, smart home and video intercom

• Light fittings. We fit lamps and ceiling lights in every room, recessed downlights in the kitchen and hallway and weatherproof wall lights on the terrace.
• Smart home. Control of lights, blinds and air conditioning from your phone, far simpler and cheaper with the home empty; see smart home installation.
• Video intercom. The homes come with one, but many owners want to open the door from their phone or see who calls when they are away, which helps if you spend part of the year in another country. We solve it with a smart video intercom compatible with the building’s system.
• Blinds and awnings. We motorise the manual blinds and power the penthouse awning; see motorised blinds and awnings.

Most requested jobs and rough prices

Prices exclude VAT. In 2026 the charger lets you deduct 15 % on your Spanish income tax, up to 600 euros.

Inspection before you sign

We can check your home’s electrical installation before handover or during the first year: fuse board, RCDs, earthing (grounding) and circuits. Any defects go into a written report for you to claim from the developer. Other areas are on our new-build page.
