La Rinconada new build: two town centres and a new area between them
The municipality of La Rinconada, north of Seville, with about 40,176 residents, has two centres separated by farmland: the village of La Rinconada and San José de la Rinconada. Between them, Pago de Enmedio was planned as an area to join the two, with about 4,500 homes, 70 % of them subsidised. It has not been handed over in one go: it has finished phases (100 subsidised homes back in 2012), others under construction and others pending.
Over the longer term, the town plan foresees about 6,000 new homes in expansion sectors over 12 to 16 years, including three sectors in Los Labrados, in San José, of 30, 110 and 52 homes. On Calle Fundadores in San José, the average price was around 2,068 euros/m² in August 2026, 10 % more than a year earlier.
Residencial Lorca: large family houses
In San José, Residencial Lorca is on sale: a development of houses of 255 to 263 m², priced from 310,500 to 320,000 euros plus VAT. These are homes well above average size, and the electrics show it: more rooms, more space to cool and, if the family has two cars, two chargers to feed.
Making everything work together
A house this size combines several big loads: the aerothermal heat pump (aerotermia) for hot water, air conditioning throughout, the induction hob and the car charger. The risk is not that they fail but that they all run at nine on an August evening and the power limiter in the meter trips. Our approach has three parts.
1. Power calculated properly
We start from the data sheets of the appliances and your routines, and work out the potencia contratada (the maximum power in your electricity contract) you really need. Sometimes the home’s existing power is enough; other times it is worth increasing contracted power (from 70 euros for the boletín plus the distributor’s fees) or moving to three-phase if you will charge at 11 kW.
2. Load balancing and priorities
A charger with dynamic load balancing measures what the house is using and gives the car only what is left, so it can charge all night without you thinking about it. With smart thermostats (from 80 euros plus the device) you can also schedule the heat pump and air conditioning so they avoid the peaks; see our smart home section.
3. Panels working at peak demand
The heat pump and air conditioning use power exactly when the sun is out. That is why solar panels fit these houses so well: a 5 kW installation starts at 5,500 euros, with legalisation and surplus compensation, and average household savings of about 189 euros per installed kW per year. With the charger in solar mode, the car also uses the midday surplus.
The charger in a San José house
The charger goes in your garage, fed from your own fuse board, on a dedicated circuit with its protection: 800 to 1,600 euros single-phase and 1,600 to 2,800 euros three-phase. With two cars, you can fit two chargers that share the power between them, or one with two outputs. If the garage is far from the board, we install a secondary board there. Subsidised homes in San José
Pago de Enmedio is mainly subsidised housing. In San José, the council also handed over 24 municipal rental homes on the old fairground site in July 2025. In these buildings the charger works as in any communal garage: from your own meter, through the conduit the Building Code requires, with a simple notice to the comunidad (homeowners’ association). Heat pump electrics
We carry out the heat pump electrical connection in Seville, Spain for aerothermal systems (aerotermia): a dedicated line from the fuse board, its own protections, adapting your contracted power and, if the unit's data sheet requires it, moving to three-phase, with the boletín registered with the Junta de Andalucía. You choose the unit and its heating installer; we leave the electrics ready and safe.
Solar panels for self-consumption
We install solar panels in Seville, Spain and the surrounding province on a turnkey basis: we study your consumption and your roof, fit panels, inverter and protection devices, and handle the legalisation and the compensation for your surplus energy. With Seville's sunshine, each kW installed saves an average of about 189 euros a year.
Home EV charger for houses
EV charger installation in Seville, Spain for your villa or townhouse is a one-day job: a dedicated circuit from your fuse board, its own protection devices, a 7.4 to 22 kW wallbox and a boletín registered with the Junta de Andalucía. In 2026 you can still deduct 15 % in your Spanish income tax return.
Increase contracted power
You need to increase your electricity power in Spain when the smart meter cuts everything off as soon as the air conditioning, the oven and the washing machine run together. We check what power your installation can take, upgrade the supply cable, main switch and fuse board if needed, and issue the boletín so the distributor approves the increase.
Smart thermostats
Smart thermostat installation in your home in Seville, Spain lets you control the boiler, air conditioning, heat pump (aerotermia) or underfloor heating from your phone, set schedules and cool the house before you arrive. We check compatibility with your equipment, install it and leave it programmed.
EV charger in a communal garage
An EV charger in a communal garage in Spain only requires you to notify the comunidad (the homeowners' association): no vote, no permission. We run the line from your meter to your parking space in Seville, install the charger with its protection devices and register the boletín.
Frequently asked questions
What does a snagging check involve in a house of over 250 m²?
Many circuits to test. Before you sign the handover certificate we check the fuse board and its boletín (installation certificate), the tripping of every RCD, the earthing of the plot and the lines feeding the heat pump and the air conditioning. Whatever does not match goes in writing, ready for the developer.
How do I claim electrical faults from the developer of a new house?
Write to the developer describing each fault, attach dated photos and keep copies. Spain's Building Act (LOE) makes the developer answer for construction defects in your home. In a large house with many circuits, a measured report showing which line fails and why avoids a long back and forth.
Do the INMOVA subsidised homes in San José have garages ready for EV chargers?
INMOVA's third phase in San José, with 65 subsidised homes, is sold with a garage space and storage room. If your space is in the same building as your home, the charger is fed from your meter and you only need to notify the comunidad. With the conduit in place, the guide price is 1,250 to 1,450 euros plus 21 % VAT.
