Pino Montano new build and Higuerón Norte: the north looks to the countryside again

Between Pino Montano and the ring road lies the Higuerón land. The southern part has gone to logistics, with Mercadona’s online warehouse, and the council is working to unlock the remaining plots. The northern part is what interests home buyers: in October 2026 the city’s head of planning placed about 2,500 future homes in Higuerón Norte, within the planning framework for the next council term. Today it is at planning stage and the timeline is after 2028.

So this is mainly an area for planning ahead. But not entirely: elsewhere in the Norte district of Seville new homes are already being handed over, which gives us clues about what is coming.

Pino Montano and the metro line 3 effect

Pino Montano has joined the Seville housing race. In August 2026 its average price was 2,171 euros/m², 18.6 % more than a year earlier, driven by the works on metro line 3, under way since 2023. There are no large private developments in the neighbourhood, and the property sector is asking for the housing stock to grow by 10 to 15 %. The Norte district as a whole averaged 1,723 euros/m² in the third quarter of 2026, up 14.1 %.

The new build that has arrived is subsidised: in July 2026 Emvisesa, the municipal housing company, handed over the 58 rental homes of Parque Sierra de Castril, an 8.36 million euro investment built with industrialised methods.

What is being handed over now in the Norte district

  • Valdezorras: Emvisesa finishes Vereda de Poco Aceite in 2026, 92 subsidised social rental homes with a 13 million euro investment.
  • La Bachillera, by the Alamillo Bridge: Impact Homes is building Residencial Jardines del Sol, 133 homes with pool, gym and coworking space.
  • San Jerónimo: Prointed is building Residencial San Jerónimo (73 homes) and Tecnocasa, Hábitat San Jerónimo (14).

New homes rented from a public owner

Many people moving into new homes in Pino Montano and Valdezorras are on subsidised rental contracts. That changes what you can do. Anything that does not touch the installation (hanging lamps, fitting LED bulbs, mounting the bathroom ceiling light) you can order whenever you like; we hang lamps and ceiling lights from 30 euros each. Anything that does touch it, such as a new socket, an air conditioning line or a charger, needs the owner’s written permission. We help you draft the request stating what will be done and who signs it.

In these homes the most common request in the first summer is the line for the bedroom split air conditioning unit, from 300 euros plus 21 % VAT, always with the owner’s authorisation first.

Higuerón Norte: how to prepare

If you plan to buy in Higuerón Norte when it goes on sale, three electrical matters are worth having clear from the reservation:

  • The car, metro or not. A nearby metro does not change the fact that, with an electric car, charging at home at night is cheapest: about 1.8 euros per 100 km on the off-peak band. Check that the charging conduit reaches your space, as the Building Code has required since December 2022, even if you have no car today. See EV charger in a communal garage.
  • Power and heat pump. If hot water comes from an aerothermal heat pump (aerotermia) and the air conditioning is ducted, ask what power is planned and whether the riser cable allows an increase without building work; our page on increasing contracted power explains the steps.
  • The garage trunk line. In a development of hundreds of homes, the sensible move is for the comunidad (homeowners’ association) to propose a shared charging pre-installation early; it is approved by one third of owners and shares.

Developments with communal facilities

Jardines del Sol includes a pool, gym and coworking space. When a development has facilities like these, nothing changes inside your home, but the comunidad bill does: lighting, the pool pump or the gym air conditioning all hang off the communal supply. If you sit on the first owners’ meeting, it pays to review from the start what each area uses. Other areas are on our new-build page.

Most requested services in Higuerón Norte and Pino Montano

New home wiring

We carry out the new home wiring in Seville, Spain from start to finish: fuse board, circuits, light points, sockets, earthing, certificate and legalisation, in newly built flats and villas. We work for private self-builders, builders and developers, with an electrification level designed around how the home will really be used.

EV charger in a communal garage

An EV charger in a communal garage in Spain only requires you to notify the comunidad (the homeowners' association): no vote, no permission. We run the line from your meter to your parking space in Seville, install the charger with its protection devices and register the boletín.

Communal EV charging backbone

A communal EV charging pre-installation in your building's garage in Seville, Spain sorts out the wiring once and for all: one backbone line, one charging board and a load manager, so each neighbour can later connect their own charger paying only their share and their own electricity.

Light fitting installation

A lighting electrician in Seville, Spain to hang your pendant lights, ceiling lights, wall lights and designer fittings: we fix them securely to the ceiling or wall, connect them with their earth and check that everything works. It is the job most requested when moving into a new home, because new builds in Spain are handed over without light fittings.

Air conditioning circuit

If your air conditioning trips the electricity, or you are about to install it in Seville, Spain, the electrician prepares a dedicated circuit from the fuse board to the split unit or the outdoor unit, with its own circuit breaker, so the power does not go off every summer afternoon. We also complete the pre-installation of new-build homes and connect thermostats.

Electrical inspection

A home electrical safety inspection in Seville, Spain tells you, with measurements rather than guesswork, what state your home is in: earthing, cable insulation, RCDs, fuse board and cable sizes. You get a report with what is fine, what is worth improving and what is urgent. Ideal before buying, renting or renovating.

Frequently asked questions

Is an electrical snagging check useful if I am renting a new subsidised flat?

Very. Whether you buy or rent, a check on handover day protects you: we test the fuse board against the boletín (installation certificate), the RCDs and the earthing, and give you a report of anything wrong. If you rent, that report lets you notify the owner of the defects from the first day, so nobody can blame you for them later.

How do I claim electrical faults in a new home in the north of Seville?

If you bought, write to the developer, which answers for construction defects under Spain's Building Act (LOE), describing each fault with dated photos and keeping copies. If you rent from Emvisesa or another owner, report it to them in the same way. A written technical report with measurements gives your claim weight in either case.

Is an EV charger in the communal garage worth it if the metro will run nearby?

That depends on your car and your journeys, not on the metro. If you have or will have an electric car, charging at home overnight costs about 1.8 euros per 100 km on the off-peak band, against 7 to 11 euros on public rapid chargers. In a new-build garage the conduit will already be in place, and you only need to notify the comunidad.
