Altos del Aire, the new build at the top of Tomares

Tomares, with about 25,492 residents, sits right next to Seville on the Aljarafe ridge. In its upper part, by the Olivar del Zaudín park, Grupo Insur is developing Altos del Aire, a district of more than 450 homes built and sold in phases. Starting prices range from 221,300 to 361,900 euros depending on the phase and number of bedrooms.

Three phases, three kinds of home

  • Mistral: 200 homes with 3 and 4 bedrooms, works well advanced, from 361,900 euros.
  • Siroco: 84 homes with 1 and 2 bedrooms, from 221,300 euros.
  • Poniente: from 296,000 euros.

The electrical needs change quite a lot from one to another. In Siroco, with small flats, the most common request is the basics done well: lamps, sockets where they are missing and, with an electric car, the charger. In Mistral, with families in three and four-bedroom homes, downlights throughout, motorised blinds and home automation come into play.

Terraces: where the value is and what is missing

High on the Aljarafe, the terrace is a big part of what a home is worth, and also where missing items show most. If yours comes with the bare minimum, enjoying it properly usually takes a little more:

  • A motorised awning with a wind sensor, so it retracts by itself. Motorising blinds and awnings starts at 180 euros per blind.
  • Outdoor light that does not dazzle: weatherproof wall lights, bollards in planters or an LED strip under the parapet. Outdoor lighting starts at 50 euros per point with a timer; see our lighting section.
  • Outdoor sockets for an electric barbecue, a standing fan or pergola lighting, with RCD protection.

Inside the home: downlights and scenes

Altos del Aire homes are handed over, like the rest of Seville’s new builds, with light points but no lamps. If you are going to recess downlights (from 25 euros each), do it before the furniture arrives: the false ceiling has to be cut and it is much cleaner with the home empty. If home automation interests you, now is the time to decide which lights to group into scenes (dinner, film, night) so the wiring is ready. A complete smart home installation costs 1,500 to 2,500 euros depending on the size of the flat.

The charger in the Altos del Aire garage

Parking spaces in buildings licensed since 16 December 2022 have charging conduit, and with it an EV charger in the communal garage costs 1,250 to 1,450 euros depending on the distance to your meter. Because Altos del Aire is handed over in phases, your garage and the next phase’s may end up sharing access or installations: when your comunidad is formed, ask how the meter room is arranged. The full process for this town is on our EV charger in a communal garage in Tomares page.

Solar panels: flat or villa

Tomares is one of the Aljarafe towns where houses are common, so the question about panels comes up often. The answer depends on the type of home. In a flat the roof is communal, so you cannot fit panels on your own: the routes are shared solar for buildings agreed at an owners’ meeting, or communal solar if the development includes it. In a villa the roof is yours and a 5 kW installation starts at 5,500 euros. Local figures are on our solar panels in Tomares page.

Most requested services in Tomares (Altos del Aire)

EV charger in a communal garage

An EV charger in a communal garage in Spain only requires you to notify the comunidad (the homeowners' association): no vote, no permission. We run the line from your meter to your parking space in Seville, install the charger with its protection devices and register the boletín.

Motorised blinds and awnings

We install motorised blinds in Seville, Spain without replacing the shutter: we swap the roller axle for a tubular motor, bring power to the shutter box and leave you a wall switch, a remote or phone control. We also motorise awnings with sun and wind sensors so they retract by themselves.

Downlights and recessed spotlights

LED lighting installation in Seville, Spain with downlights and recessed spotlights (recessed lights or pot lights in the US): we plan where each light goes, cut the false ceiling, run the lines and leave everything working, with dimming if you want it. Orders of 30 to 50 downlights, typical in a new flat, done in a single day.

Outdoor lighting

We design and carry out outdoor lighting installation in Seville, Spain for your garden, terrace and porch: path bollards, uplighters for trees and façades, weatherproof wall lights and pool lighting, with protected circuits, the correct IP rating and automatic switching by timer or at dusk.

Solar panels for self-consumption

We install solar panels in Seville, Spain and the surrounding province on a turnkey basis: we study your consumption and your roof, fit panels, inverter and protection devices, and handle the legalisation and the compensation for your surplus energy. With Seville's sunshine, each kW installed saves an average of about 189 euros a year.

Smart home installation

A smart home installer in Seville, Spain lets you control lights, blinds, air conditioning, access and energy use from your phone or by voice. We design the system around your home, wired or wireless, install it, programme it and show you how to use it.

Frequently asked questions

What do you check in an Altos del Aire flat before I sign the handover?

We go through it with measuring instruments: fuse board against the boletín (installation certificate), RCD tripping, earthing, the terrace sockets and the charging conduit to your parking space. Terraces are where we most often find a missing or unprotected socket. Anything wrong goes to you in writing for the developer's after-sales team.

How do I claim electrical defects from Insur after I move in?

Through the developer's after-sales service, always in writing, describing each fault with dated photos and keeping copies. Spain's Building Act (LOE) makes the developer answer for construction defects in the home. If a fault is disputed, our written report with measurements sets out what is wrong and what the specification promised.

Can I plan the EV charger in the communal garage before I receive my home?

Yes. Ask the developer to confirm in writing that the conduit reaches your space and that the space is in the same comunidad (homeowners' association) as your meter. Then, on handover day, all that is left is pulling the cable and fitting protection and charger: 1,250 to 1,450 euros with a smart unit, plus 21 % VAT.
