Santa Bárbara new build: the big expansion of north-east Seville
Santa Bárbara stretches across the north-east of Seville, right next to the airport, between the Este-Alcosa-Torreblanca and Norte districts. In October 2026 the city’s head of planning described it as an area of five sectors with capacity for 24,000 homes, twice the size of Sevilla Este, whose foundations are being laid now. It is the largest piece of the more than 35,000 homes in the planning framework for the next council term, ahead of El Pítamo and Higuerón Norte.
With figures like these, Santa Bárbara will not be handed over all at once: the timeline runs from 2027 to 2035. So this page is not about faults. It is about arriving well prepared at a home that is still on the plans.
The first sector: SUO-DE-01 and Nueva Sevilla
Sector SUO-DE-01 goes first. Vía Ágora is its main landowner and plans more than 1,600 homes on 195,425 m² of buildable floor space, with an investment of 340 million euros. The urbanisation project was awaiting final approval and works had been estimated for the first quarter of 2026, with no record yet of them starting. The sector joins San Nicolás in the so-called Aerospace District, and forecasts put its first plots under construction around 2028.
In the established part of Nueva Sevilla, Insur and Altamira hold a licence for 161 homes on the corner of Periodista Juan Tribuna and Profesor Manuel Olivencia. That will probably be the first new build to open in the area.
Why talk to an electrician before there are keys
You may wonder what an electrician can do in Santa Bárbara when the streets are not finished. Quite a lot: the electrics of your home are decided in the project and in the specification sheet (memoria de calidades), and any change requested during construction costs a fraction of what it will cost later. At this stage we read those documents with you and translate them into what you will actually use, which matters even more if you are buying from abroad and the paperwork is only in Spanish.
What to ask the developer for in writing
| What to ask for | Why it matters |
|---|---|
| Charging conduit to your space and room in the meter area | The charger will be fed from your own meter; without a reserved spot the job costs more |
| Space and flat in the same comunidad | If they are not, your meter cannot feed your space in the normal way |
| Planned power and the size of the riser cable to your flat | Car, heat pump and air conditioning add up; better if the cable can take it from day one |
| Fuse board (consumer unit) with spare modules | You can add circuits later without replacing the whole board |
| Conduit and boxes for motorised blinds and awnings | Motorise later without opening walls |
| Data and TV points in each room | Home office and a TV in the bedroom with no visible cables |
| Communal solar and how it is shared | Know how much energy is yours and how it is credited |
EV charging at the scale of a whole neighbourhood
In an area this size, charging an electric car is a matter for the comunidad more than for each neighbour. If forty owners in one garage each run their own line from their meter (layout 2 of regulation ITC-BT-52), you end up with forty cables of 6 to 25 mm² in the cable trays and forty connections in the meter room. With a shared trunk line and a load management system (layout 1), the garage power allowance is calculated with a factor of 0.3 and the building supply stays protected.
Once your comunidad is formed, a shared charging pre-installation is approved by one third of the owners representing one third of the shares, and costs 3,000 to 8,000 euros to split among those interested (a guide price, plus 21 % VAT). After that, each neighbour connects their own charger and pays only for their section. For a single space, see our EV charger in a communal garage page.
How your home is likely to be handed over
If Santa Bárbara follows the current pattern of new builds in Seville, you will receive a flat with a high electrification grade and light points in every room but no lamps, mid-range switches, a video entry system, ducted air conditioning pre-installed, an aerothermal heat pump (aerotermia) for hot water, manual blinds or motorised ones only in the living room, and the charging conduit in the garage with no charger. Everything missing is what people order in the first weeks, so it is worth having it priced before you move.
From contract to moving day
- Reservation and contract. Ask for the specification sheet and the electrical plan of your home type.
- Customisation. If the developer offers it, add sockets, the kitchen island point or the awning line.
- Handover. Before you sign, a measured check of the installation.
- First year. Report in writing anything that does not work within the warranty.
- Comunidad formed. Propose the shared charging line before each neighbour solves their own space.
Meanwhile, Sevilla Este is the benchmark
The closest comparable new build being handed over today is Sevilla Este, where new homes sell at a 43 % premium over resale and the district averaged 1,849 euros/m² in the third quarter of 2026. What we see there at handover is a useful guide: read our Sevilla Este area page and the other developments on our new-build page.
Most requested services in Santa Bárbara / Nueva Sevilla
Communal EV charging backbone
A communal EV charging pre-installation in your building's garage in Seville, Spain sorts out the wiring once and for all: one backbone line, one charging board and a load manager, so each neighbour can later connect their own charger paying only their share and their own electricity.
EV charger in a communal garage
An EV charger in a communal garage in Spain only requires you to notify the comunidad (the homeowners' association): no vote, no permission. We run the line from your meter to your parking space in Seville, install the charger with its protection devices and register the boletín.
Electrical inspection
A home electrical safety inspection in Seville, Spain tells you, with measurements rather than guesswork, what state your home is in: earthing, cable insulation, RCDs, fuse board and cable sizes. You get a report with what is fine, what is worth improving and what is urgent. Ideal before buying, renting or renovating.
New home wiring
We carry out the new home wiring in Seville, Spain from start to finish: fuse board, circuits, light points, sockets, earthing, certificate and legalisation, in newly built flats and villas. We work for private self-builders, builders and developers, with an electrification level designed around how the home will really be used.
Meter room upgrade
A meter room upgrade moves the meters scattered across floors, landings or the façade into a regulation meter room or cabinet in your building in Seville, Spain, with new individual supply cables to each home. We prepare the technical documents, coordinate with the distributor, carry out the work in phases and leave the building ready for more power and EV chargers.
Heat pump electrics
We carry out the heat pump electrical connection in Seville, Spain for aerothermal systems (aerotermia): a dedicated line from the fuse board, its own protections, adapting your contracted power and, if the unit's data sheet requires it, moving to three-phase, with the boletín registered with the Junta de Andalucía. You choose the unit and its heating installer; we leave the electrics ready and safe.
Frequently asked questions
What should an electrical snagging check cover when I get the keys in Santa Bárbara?
Before you sign the handover certificate (acta de entrega), we test the installation with instruments: earthing values, every RCD (GFCI breaker), every socket and light point against the specification, and whether the charger conduit really reaches your parking space. You get a written list of anything missing or faulty, ready to send to the developer while it is still cheap to fix.
How do I claim electrical defects from the developer under the LOE?
Spain's Building Act (Ley de Ordenación de la Edificación, LOE) makes the developer answer for construction defects. In the first year after handover, report in writing anything that does not work, with dated photos, and keep a copy of every message. A measured report from us gives your claim a technical basis the developer cannot easily dismiss.
Will my space in the communal garage be ready for an EV charger?
It should be. Every residential building licensed since 16 December 2022 must have charging conduit to 100 % of its parking spaces under the CTE HE 6 rule, so the new developments here will include it. Also ask whether your space belongs to the same comunidad (homeowners' association) as your flat and whether the meter room has space reserved for charging.
