Semi-detached houses and villas: your own garage, your own board
In a new semi-detached house or villa, the garage is yours and the fuse board is in your home. That opens up options a flat does not have: the charger runs from your own board, the panels go on your roof and everything can be planned as a single system.
The charger in your own garage
The usual set-up is a dedicated circuit from the main fuse board to the garage (layout 4a of regulation ITC-BT-52) with a 7.4 kW charger, Type 2 connector and a Type A RCD with 6 mA DC detection or a Type B. If the garage is far from the board, we fit a small secondary board there. A home EV charger for houses costs 800 to 1,600 euros, typically 1,000 to 1,200 euros, and with dynamic load balancing you will not need to raise your potencia contratada (the maximum power in your contract).
Solar panels and car: the pairing that works best
With the Dos Hermanas sun, a 5 kW solar panel installation starts at 5,500 euros, and average household savings were about 189 euros per installed kW per year. A car doing 15,000 km a year uses 2,400 to 2,550 kWh, and in Seville each kWp of panels produces roughly 1,600 to 1,750 kWh a year, so about 2 kWp extra covers almost all of it if you charge by day with a charger that uses the surplus. That solar charging set-up starts at 1,100 euros installed. Local prices are on our solar panels in Dos Hermanas page.
Heat pump and power
New houses usually come with an aerothermal heat pump (aerotermia) for hot water and pre-installed air conditioning. Together with the car, that is three big loads in one home. We review the contracted power and, if it pays, handle the switch from single-phase to three-phase supply with the distributor. For most families single-phase is enough: a 7.4 kW charger fills the car overnight. The electrical connection of a heat pump, with its line and protection, starts at 80 euros.
If you buy a flat
In the Célere blocks the garage is communal: the charger is fed from your meter in the building’s meter room. The details for this town are on our EV charger in a communal garage in Dos Hermanas page.

Home EV charger for houses
EV charger installation in Seville, Spain for your villa or townhouse is a one-day job: a dedicated circuit from your fuse board, its own protection devices, a 7.4 to 22 kW wallbox and a boletín registered with the Junta de Andalucía. In 2026 you can still deduct 15 % in your Spanish income tax return.
Solar panels for self-consumption
We install solar panels in Seville, Spain and the surrounding province on a turnkey basis: we study your consumption and your roof, fit panels, inverter and protection devices, and handle the legalisation and the compensation for your surplus energy. With Seville's sunshine, each kW installed saves an average of about 189 euros a year.
Solar EV charging
A solar EV charger in Seville, Spain lets you charge your electric car with the energy your roof does not use. We install the wallbox with its meter so it charges only from solar surplus, or from surplus plus a minimum from the grid, and if you do not have panels yet, we carry out the complete installation.
Heat pump electrics
We carry out the heat pump electrical connection in Seville, Spain for aerothermal systems (aerotermia): a dedicated line from the fuse board, its own protections, adapting your contracted power and, if the unit's data sheet requires it, moving to three-phase, with the boletín registered with the Junta de Andalucía. You choose the unit and its heating installer; we leave the electrics ready and safe.
EV charger in a communal garage
An EV charger in a communal garage in Spain only requires you to notify the comunidad (the homeowners' association): no vote, no permission. We run the line from your meter to your parking space in Seville, install the charger with its protection devices and register the boletín.
Single to three-phase
A single-phase to three-phase upgrade in Seville, Spain is what you need when your home or business is going to have very large loads: an 11 kW EV charger, certain aerothermal heat pumps or machinery. We adapt the riser cable, fit a three-phase fuse board, share the circuits between the phases and handle the boletín with the distributor.
Frequently asked questions
What should I snag when I get the keys to a new semi-detached house?
Besides the fuse board and the RCDs, check the earthing of the plot, the outdoor sockets and the state of the charger pre-installation in the garage. In a house these are the points where faults hide. We measure everything and leave it in writing, so you can claim whatever is needed from the developer.
How do I claim defects from the developer of a new home in Spain?
Spain's Building Act (LOE) makes the developer answer for construction defects in your new home. Report each electrical fault in writing, with dated photos, and keep copies of what you send and receive. Our measured report shows what is wrong and why, so the developer cannot treat it as a matter of opinion.
How much is an EV charger if I buy a Célere flat with a communal garage?
In Célere Arce or Acacia the charger is fed from your own meter through the conduit the Building Code requires in every space. With that conduit in place, the price is 1,250 to 1,450 euros plus 21 % VAT depending on distance. You only need to notify the comunidad (homeowners' association), not ask for its permission.
