Electrician for architects: what a practice looks for

A well drawn project can be spoiled on site if the installer improvises: a fuse board that moves, circuits grouped to save cable or light points that do not match the lighting design. The architect or engineering firm needs an installer company that reads the project, asks before changing anything and leaves final documentation worthy of the work.

As an electrician for architects in Seville, we build the electrical project of homes, premises and buildings in coordination with the project management team (dirección facultativa).

What we do at each stage

At design stage, if you ask us, we contribute execution know-how: power forecasting, number and layout of circuits under ITC-BT-25, fuse board location, routes, EV charging, solar PV or home automation, and an itemised cost estimate to adjust the budget before tendering.

On site:

  • Setting out of points, sockets and panels on site, with the architect or the building surveyor (aparejador).
  • Clash detection with the structure, mechanical services and finishes.
  • Written proposals for adjustments when something cannot be built as drawn.
  • Execution with the materials and ranges in the project.

At the end:

How we work with practices and engineering firms

  1. We receive the project or the drawings and the specification of finishes.
  2. Itemised quote, with any doubts about the project pointed out.
  3. Kick-off meeting with the project management team and the builder.
  4. Coordinated execution, with written queries before any change.
  5. Handover of final documentation, ready for the building record and for commissioning.

The Spanish Building Act (Ley de Ordenación de la Edificación, Law 38/1999) defines the role of each party in the works. Our responsibility is executing the installation and certifying it as an installer company; design and site direction belong to the competent technicians who sign them.

Typical projects in Seville

Refurbishment in the old town and Triana. Courtyard houses and protected buildings where you cannot chase just any wall or open just any ceiling. Routes have to be planned through raised floors, skirtings or accessible suspended ceilings, with panels that do not get in the way of the architecture. More about the area in Triana and the city centre.

1960s and 1970s flats in Nervión and Los Remedios. Full renovations with an entirely new installation, where provision for air conditioning, induction hob and charging in the parking space sets the size of the fuse board and the riser cable.

Detached homes in the Aljarafe. In Tomares, Mairena del Aljarafe or Bormujos, projects with a pool, outdoor lighting, solar PV, aerothermal heating and, sometimes, wired KNX home automation. If the project includes its own lighting scheme, we build it or develop it through a lighting design.

A typical case

A practice designs the refurbishment of a two-storey house in Triana with timber floors. The project shows downlights across the whole ground floor ceiling, but during setting out it becomes clear that the joists cannot take recessed fittings without being weakened. We propose in writing a combination of track lights and wall lights with the same lighting level, the architect approves it and the works continue without delay. The solution is recorded in the as-built drawings.

Price

Priced per project, item by item and with quantities. As a market reference, a new interior home installation costs around 20 to 25 euros per m² plus 21 % VAT (24.20 to 30.25 euros per m² in total). Frequently asked questions

What does an electrician bring to an architecture practice?

Faithful execution of the project and practical input at the right time. During setting out we detect clashes with the structure, suspended ceilings or air conditioning, propose construction solutions and flag anything that affects quantities or timescales. At the end we hand over the documentation the architect needs to close the job.

When is an electrical project needed and when is a technical design report enough?

ITC-BT-04 of the Low Voltage Electrotechnical Regulation decides it according to the type of installation, its use and its power. Installations that do not require a project are documented with a technical design report (memoria técnica de diseño), drawn up by the installer company. The project is signed by a competent technician.

Do you hand over as-built drawings at the end?

Yes. We record the installation as actually built, including any changes made during the works, in drawings and single line diagrams, and hand them over together with the earthing, insulation and RCD test results and the installation certificate registered with the Junta de Andalucía.

We are a foreign practice with a project in Seville. Can you work with us at design stage?

Yes, as practical support: power forecasting and circuits, fuse board location, cable routes, EV charging, solar PV or home automation, and an itemised cost estimate. For a practice used to another country's rules, this helps align the design with Spanish regulations early. Responsibility for the project stays with the technician who signs it.

Do you work on the refurbishment of old buildings?

Yes. In refurbishment the installation is usually entirely new inside a structure that must be respected: load-bearing walls, timber floors, ceilings that cannot be chased. We propose alternative routes, accessible conduits and well placed panels, coordinated with the project management team.

Design report and project

We prepare your electrical project in Seville, Spain when the installation requires one, and the technical design report (memoria técnica de diseño, MTD) when that is enough: shops, warehouses, EV chargers, solar panels and homes. We tell you which document you need before you buy any equipment, and we file it with the Junta de Andalucía, the regional government.

Single line diagrams and drawings

We draw the single line diagram (esquema unifilar) of your home in Seville, Spain, or of premises or a whole building, from the real installation: we survey each panel, identify the circuits, check protective devices and cable sizes, and produce the diagram and the floor plans. It is the documentation a legalisation, a sale, a renovation or proper maintenance calls for.

New home wiring

We carry out the new home wiring in Seville, Spain from start to finish: fuse board, circuits, light points, sockets, earthing, certificate and legalisation, in newly built flats and villas. We work for private self-builders, builders and developers, with an electrification level designed around how the home will really be used.

Lighting design

We do your lighting design in Seville, Spain before you buy a single lamp: lighting calculations with Dialux, the number and position of light points, lumens, colour temperature and controls, for homes being renovated, shops, offices and outdoor areas. You know how it will look and what it will cost before the ceiling is opened.

Wired KNX home automation

We install KNX home automation in Seville, Spain for new-build homes, full renovations and buildings: a wired bus that links push buttons, sensors and actuators from different manufacturers, programmed with ETS, controlling lights, blinds, climate and consumption without relying on wifi.

Builders and renovation firms

As an electrical subcontractor in Seville, Spain we work for builders and renovation firms that need to subcontract the electrical package: we carry out the installation in renovations and new builds coordinated with the other trades, comply with the site's subcontracting and health and safety paperwork, and hand over the registered certificate and technical design report at the end.
