Building telecoms infrastructure (ICT) in Seville, Spain: upgrade, repair and certificate

We inspect, repair and upgrade the building telecoms infrastructure (ICT) of apartment blocks in Seville, Spain: the RITI and RITS equipment rooms, conduits, junction boxes and sockets, so that fibre, television and the door entry system reach every home properly. In older buildings we prepare the block for fibre broadband without opening up the facade every time a neighbour changes provider.

Building telecoms infrastructure (ICT) in Seville: what it is and when it needs work

The infraestructura común de telecomunicaciones (ICT) is the route that television, fibre broadband and telephone follow from the street or the roof to every home in an apartment building. When it is well built, nobody remembers it. When it fails or runs out of space, the usual problems appear: neighbours with no TV signal, providers unable to bring fibre in from the inside and facades covered in stapled cables.

We inspect, repair and upgrade the ICT of residential buildings in Seville and its metropolitan area, working with the property manager (administrador de fincas) or the president of the comunidad, the owners’ association every Spanish block has.

What we check in an ICT

  • Lower equipment room (RITI) and upper equipment room (RITS): the rooms or cabinets where providers come in and where the TV head-end sits. We check their condition, ventilation and how tidy the equipment is.
  • Main conduit: the ducts or cable tray that run up the stairwell. We see whether there is free space or whether they are clogged with dead cables from old providers.
  • Floor and home junction boxes: the boxes where the signal is shared out to each flat and the entry point of each home.
  • Television distribution: amplifiers, splitters and coaxial cabling to the sockets. If the fault is in the aerial, it is covered by TV aerials and satellite.
  • Indoor sockets: television, data and telephone in each room. If you want more network points inside your home, we extend them with data cabling.

Typical cases in Seville

  • Older blocks without ICT. In buildings from the 1960s and 1970s in Nervión, La Macarena or Triana there is no ICT as such: just a communal aerial, and each provider has opened its own path. We propose an upgrade that tidies the conduits and leaves room for fibre.
  • Facades full of cables. A frequent complaint at owners’ meetings: fibre cables hanging down the facade or through the light well. With the shared conduit recovered, new cables go inside.
  • New builds. In recent developments in Sevilla Este, Los Bermejales, Entrenúcleos or Mairena del Aljarafe the ICT comes ready; what owners ask for is extra sockets or a fix for a badly connected junction box after handover.
  • Refurbishments. If the comunidad renews the stairwell, the facade or the building supply installations, it is the moment to prepare the telecoms conduit as well.

How we work

  1. We visit the building with the president or the property manager and walk through the RITI, the RITS, the stairwell and some floor junction boxes.
  2. We hand you a diagnosis of what works, what fails and what is worth upgrading, in order of priority.
  3. We quote per project, with separate items so the owners’ meeting can approve the work in phases if it prefers.
  4. We carry out the work, coordinating access to homes and notifying neighbours in advance.
  5. We hand over the relevant paperwork, including the ICT certificate when the work requires it.

Price

ICT work is quoted per project. The number of homes, the state and free space of the conduits, whether the equipment rooms need fitting out or enlarging and how much TV distribution has to be renewed all affect the figure. We give you a fixed price after the visit, plus 21 % VAT, and you can see other references on the prices page.

Regulations

ICT installations are governed by Royal Decree 346/2011, the Regulation on shared telecommunications infrastructure, and by Law 11/2022, the General Telecommunications Act. The work and the certificate correspond to companies entered in the Register of telecommunication installation companies (types A and F). For the electrical side of the equipment rooms we apply the Spanish Low Voltage Electrotechnical Regulation (REBT).

Frequently asked questions

What is the ICT of a building?

It is the infraestructura común de telecomunicaciones, the shared telecoms infrastructure: the rooms, ducts, junction boxes and cables that carry television, telephone and fibre from the building entrance to every home. It includes the lower equipment room (RITI), the upper one (RITS), the conduits up the stairwell and the junction boxes on each floor and in each flat.

Does my older building have to have an ICT?

The ICT is compulsory in buildings constructed under the current regulation and in refurbishments that require it. Many older blocks have no ICT as such: just a communal aerial and cables that each provider has run down the facade. Upgrading the building tidies those cables and makes it easier for each neighbour to sign up for the fibre provider they want.

What is the ICT certificate?

It is the document in which the telecoms installation company certifies that the infrastructure has been built or modified in line with the design and the regulation. It is signed by a company entered in the Register of telecommunication installation companies. It is a different document from the electrical boletín. During the inspection we tell you which paperwork your building has and which is missing.

Can a provider run the fibre cable down the facade?

If the building has no conduits with free space, providers tend to run the cable along the facade or through the light well. When the ICT has free ducts and junction boxes, the fibre goes in from the inside. Inspecting and clearing the shared conduits is usually enough to stop future providers stapling more cables to the facade.

Who pays for upgrading the ICT?

The shared infrastructure belongs to the comunidad (the owners' association), so its repair or upgrade is approved at the owners' meeting and paid like any other work on common elements. Everything from the junction box of your home inwards, sockets and indoor cabling, is paid by each owner.

I am a non-resident owner. Can you deal with the property manager directly?

Yes. In most buildings the work is arranged with the administrador de fincas (the managing agent) or the community president. We visit the building with them, send the diagnosis and the quote split by phases, and coordinate access to the homes, so you do not need to be in Seville for the inspection.
