Electrician for hotels and care homes: what they need

In a hotel, a power cut on one floor means complaints, cancellations and reviews. In a care home or a healthcare centre it is more serious: lifts stopped, medical equipment without power, people who depend on the lights to move around safely. That is why these buildings need an electrician who does not just repair, but maintains, documents and prevents, and who knows how to work in a full building.

As an electrician for hotels in Seville, and for care homes and healthcare centres, we organise electrical maintenance and installation improvements while the building keeps running. That applies equally to independent hotels, international groups, boutique hotels in historic buildings and buildings run as tourist apartments.

What we do

  • Preventive and corrective maintenance of main and floor panels, lighting, sockets, air conditioning and kitchens.
  • Emergency lighting and signage: inspection, replacement of units and documentation.
  • Standby supplies: generators with changeover and periodic testing, under ITC-BT-40.
  • UPS for reception, systems, servers and critical equipment. See UPS systems.
  • Periodic inspections: preparation, accompanying the authorised control body and correcting defects.
  • Thermal imaging of panels, to detect overheating before a breakdown. See thermal imaging.
  • EV charging for guests and fleet vehicles. See EV charger installation.

Public occupancy regulations

Hotels, care homes and healthcare centres are public occupancy premises. ITC-BT-28 requires them, among other things, to have emergency lighting and, depending on occupancy, complementary supplies. ITC-BT-05 sets a periodic inspection by an authorised control body every 5 years. In healthcare centres, procedure rooms and operating theatres are governed by ITC-BT-38, with their own requirements, which we coordinate with the technician responsible for the project. Fire detection and the maintenance of its systems are governed by the RIPCI (Royal Decree 513/2017); see fire detection.

How we work

  1. First visit to see the panels, generators, UPS, emergency lighting, inspection records and documents.
  2. Maintenance plan with periodic inspections, tests of standby equipment and an inspection calendar.
  3. Coordination with management and maintenance: notices, times and people in charge.
  4. Work by zones with planned cuts and critical services always powered.
  5. Job sheet for every intervention with photos and a record of the tests carried out.
  6. Periodic report on the condition of the installation and the recommended improvements by priority.

Typical buildings in Seville

In the old town, Triana and the city centre there are many hotels in refurbished historic buildings, with installations that have grown in phases and panels spread across small spaces. Knowing exactly what each panel feeds and keeping the documents up to date is the basis of any serious maintenance. More modern buildings, such as city hotels or care homes across the metropolitan area, have other issues: large common areas, commercial kitchens, lifts and a lot of air conditioning, which load the panels in summer.

A typical case: a care home receives defects at its periodic inspection in the emergency lighting of two floors and in the kitchen panel. The emergency lights that failed the duration test are replaced, the panel is corrected, everything is documented for the control body’s return visit and the emergency lighting test is added to the maintenance plan so it does not happen again.

Frequently asked questions

Which electrical regulations apply to a hotel or care home in Spain?

They are public occupancy premises, governed by ITC-BT-28 of the Low Voltage Electrotechnical Regulation: emergency lighting, complementary supplies and requirements for panels and wiring. In addition, ITC-BT-05 requires a periodic inspection by an authorised control body (OCA) every 5 years. Operating theatres and procedure rooms have their own instruction, ITC-BT-38.

What is a standby supply?

It is a complementary power source, such as a generator, that feeds essential services when the grid fails: emergency lighting, lifts, security systems or critical equipment. ITC-BT-28 sets when it is compulsory according to the type and occupancy of the premises, and ITC-BT-40 governs its connection.

Can you work without closing rooms or floors?

Yes, that is the normal way of working in these buildings. We plan power cuts by zones and at the quietest times, give advance notice to management and maintenance, and keep critical services powered. In care homes and healthcare centres any cut is agreed in advance with the staff in charge.

Do you install operating theatres or procedure rooms?

Procedure rooms in healthcare centres have specific requirements under ITC-BT-38, and their installation must have a project and a responsible technician. In that field we work in coordination with the technician who signs the project, carrying out the part that corresponds to us as an installer company.

Our hotel group is international. Can you report to our technical department abroad?

Yes. Every intervention comes with a job sheet, photos and a record of the tests carried out, and the periodic report sets out the condition of the installation and the recommended improvements by priority. Those documents can be sent to an international technical department, while we coordinate day to day with the hotel's own management and maintenance team.

How is maintenance for a hotel or care home priced?

By contract, according to the size of the building, its installations and how often it needs inspections. We start with a visit to see the panels, generators, UPS, emergency lighting and documents, and propose a plan with periodic inspections and a fixed price. Repairs and improvements outside the plan are quoted separately.
