FAQ
How much does the electrical installation of a new home cost in Spain?
The electrical installation of a new home in Spain has a guide price of 20 to 25 euros per square metre. For a flat of about 90 m² with around 60 points between lights and sockets, the figure can reach about 3,000 euros. The price includes fuse board, circuits, switches and sockets, earthing, boletín and legalisation.
New home electrical installation cost per square metre
The cost of wiring a new home is usually worked out per square metre (meter), because the number of points grows with the floor area. References published in 2026 put a complete installation at 20 to 25 euros per square metre.
| Reference | Guide price |
|---|---|
| Complete installation in a new home | 20 to 25 euros per m² |
| Flat of about 90 m² with about 60 points | up to about 3,000 euros |
Using the first reference, a 70 m² flat (apartment) would come to about 1,400 to 1,750 euros. The final price depends on the number of points and the level of equipment.
What it includes
- Fuse board with main switch, RCDs and one breaker per circuit.
- The circuits required by the electrification level: C1 to C5 for basic, plus the additional ones for high electrification.
- Cabling, conduit, boxes, switches and sockets.
- Earthing (grounding) connected to every circuit.
- Technical design report (MTD), boletín (electrical certificate) and registration with the Junta de Andalucía.
What pushes the price up
- High electrification with more circuits: air conditioning, heating, dryer or automation.
- More points per room, USB, data or TV sockets in every bedroom.
- Premium switches and sockets.
- EV charging circuit (C13) with its protective devices.
- Surge protector, compulsory in the cases set by the REBT.
- Outdoors in detached houses: garden, pool or irrigation.
If you buy off plan
If you buy from a developer, the installation is already included in the price of the home. What people usually commission afterwards are upgrades: more sockets, light fittings, home automation or the EV charger. Ask what electrification level your home has and what changes are accepted before handover.
Self-build and full renovations
In a self-build detached house, or a full renovation treated as new work, the installation is carried out and legalised by a registered electrical contractor. Ask for a quote broken down by item, with the number of points in each room, so you can compare offers properly.
