How much does it cost to rewire a flat (apartment) in Spain?
Rewiring a 70 to 100 m2 flat in Spain costs roughly 3,600 to 6,500 euros plus VAT, including a new fuse board, cabling, circuits, switches and sockets and the boletín certificate, and can approach 7,000 euros in very old homes. A partial rewire starts at about 1,700 euros. The final price depends on the number of points and the chasing.

These are market reference prices, as a guide and excluding VAT (add 21 % VAT):

Figures vary so much because pulling new cable through existing conduits is very different from cutting new chases (channels) in every wall.
What a full rewire includes
- New cabling with the right cross-section for each circuit.
- New conduits, junction boxes, switches and sockets (outlets).
- A fuse board with main switch, RCDs, MCBs and a surge protector.
- Earthing (grounding) connected to every circuit.
- Separate circuits as Spanish regulations require: lighting, sockets, cooker and oven, washing machine and water heater, bathroom and so on.
- The boletín (electrical installation certificate) registered with the regional industry department.
What the price depends on
The electrification level
A home with basic electrification (electrificación básica) has five circuits and a minimum power of 5,750 W. If you want air conditioning, a tumble dryer or electric heating, you need high electrification (elevada), with more circuits and a minimum of 9,200 W. More circuits means more cable and more protection.
Chasing and building work
Cutting and filling chases costs roughly 15 to 35 euros per linear metre. If the flat is being fully renovated, it pays to do the wiring at the same time.
The starting point
Fabric-covered or aluminium cables, no earthing or an undersized individual riser cable all push the cost up.
Signs your flat needs it
Sockets with no earth, one RCD or none at all, old cables, breakers that trip often, sockets that get hot, or an installation more than 25 or 30 years old.
