FAQ
Can I install an EV charger if I rent my home in Spain?
Yes, you can install an EV charger if you rent, but you need the consent of the owner of the home or the parking space: a tenant cannot notify the community in their own name. It is wise to put in writing who pays and what happens to the charger when the tenancy ends.
Installing an EV charger as a tenant: the owner comes first
You can, but the first step is not the community, it is your landlord. The installation affects a home or a parking space that is not yours, and in a communal garage the notice required by article 17.5 of the Horizontal Property Law (Ley de Propiedad Horizontal) must be given by the owner of the space: the tenant cannot give it in their own name.
What to agree in writing
- The owner’s authorisation, including the charger and the cable route.
- Who pays for the installation and who owns the charger.
- What happens at the end of the tenancy: whether the charger is removed or stays.
- The electricity: in the most common setup it comes from the home’s meter, so you pay for it on your own bill.
If the parking space is rented
It is common to rent a space in another building or from another owner. In that case:
- The owner of the space must authorise the installation and notify their community (comunidad de propietarios).
- To run the line from your meter, the space must be in the same community as your home. If it is not, the usual solution is a separate meter for the space (scheme 3), with its own connection and fixed power charge.
You can take the charger with you
The unit can be removed and reinstalled in your next home, with a new boletín (electrical certificate) at the new location. The fixed installation, cable and fuse board, usually stays and adds value to the home or space, which can help you negotiate with the owner.
And the tax deduction
The 15 % IRPF income tax deduction for an EV charging point requires the property to belong to the taxpayer. If you are a tenant, you cannot claim it for installing a charger in a rented home or space.
