Street lighting for residential estates in Seville: what we do
A well-lit street gives an estate security and value; a badly maintained one brings complaints and high bills. We look after street lighting for residential estates (urbanizaciones) and private roads in Seville, Spain and the surrounding area:
- LED street lights and columns, new or replacing discharge lamp fittings.
- Lighting control panels with protections, an astronomical time switch or photocell, and night-time dimming.
- Underground networks: inspection pits, ducts and cable, with their earthing.
- Remote management to control switching, consumption and faults from a distance.
- Maintenance, preventive and corrective, with replacement of fittings.
Outdoor lighting regulations
- ITC-BT-09 of the Spanish Low Voltage Electrotechnical Regulation (REBT), on outdoor lighting: protections, earthing of the columns and networks.
- ITC-BT-07, for underground networks.
- Royal Decree 1890/2008, the regulation on energy efficiency in outdoor lighting installations, with its ITC-EA-01 to ITC-EA-07.
- Decree 357/2010 of Andalusia, against light pollution.
- ITC-BT-05: initial and periodic inspection by an authorised inspection body (OCA) when outdoor lighting exceeds 5 kW. We help you prepare for it.
Estates in Seville where we see it
The most common case is in the Aljarafe, with its market of detached and semi-detached houses: gated estates in Bormujos, Mairena del Aljarafe, Tomares or Espartinas with internal roads, street lights that are years old and a lighting panel nobody has checked. Also in Los Alcores and La Rinconada, and on industrial estates and business parks with their own roads. The problems repeat themselves: stretches that go out when it rains because of flooded pits, columns rusted at the base, discharge lamps that use a lot and take time to come on, and badly set clocks that switch on in daylight. On estates run by a community of owners, we include it in the building maintenance plan. More on the area in Aljarafe North.
Town halls and public bodies
For town halls and public bodies we carry out LED upgrades, lighting maintenance and lighting works in public spaces, through the procedures of Law 9/2017 on Public Sector Contracts. We explain it on our page for the public sector.
How we work
- Inventory: we count and check light points, panels and the condition of the network.
- Measurements: line insulation, column earthing and light levels.
- Proposal for renewal or maintenance, with the saving calculated and a fixed quote.
- Work in stretches so the estate is never left in the dark.
- Programming of switching and night-time dimming, and paperwork for the inspection when it applies.
If you also want to light shared gardens or pool areas, we can include them in the same project. More jobs under lighting, and our general rates on the prices page.

Frequently asked questions
Does the street lighting on my estate need an inspection?
If the outdoor lighting installation exceeds 5 kW, yes: ITC-BT-05 requires initial and periodic inspections by an authorised inspection body (OCA). Many estates with dozens of street lights go over that power. We check the installation, prepare it for the inspection and correct any defects found.
Why does a whole stretch of street lights go out?
Usually the RCD or the circuit breaker for that circuit trips in the lighting panel, because of a leak in a flooded inspection pit, a damaged underground cable or a street light with a worn connection box. We measure the insulation of the line to locate the point and repair it without digging up the whole street.
What is remote management of street lighting?
Remote control of the panel or of each light point: switching on and off, dimming at certain hours, seeing consumption and getting fault alerts without having to go and look. On large estates and industrial parks it lets you match the light to the hours of use and spot failed lamps sooner.
Is it worth switching the street lights to LED?
In most cases, yes. LED uses less than discharge lamps, lasts longer and lets you dim the light in the small hours. In addition, when the installation is renewed it must meet the requirements of the outdoor lighting efficiency regulation, and LED makes that easier. We calculate the saving with your operating hours and your bill.
Which regulations govern outdoor lighting in Spain?
The electrical side, ITC-BT-09 of the Spanish Low Voltage Electrotechnical Regulation. Energy efficiency, Royal Decree 1890/2008 with its instructions ITC-EA-01 to ITC-EA-07. And in Andalusia, Decree 357/2010 against light pollution, which applies together with municipal bylaws. We design every renewal to meet all three at once.
Who pays for the street lighting on a private estate?
When the roads are private and run by a community of owners (comunidad), the lighting, its electricity and its maintenance are usually a shared cost paid through the community fees, and the work is commissioned by the president or the property administrator. We quote it as a community job and can include it in the building maintenance.
Do you work for town halls?
Yes. We install and maintain lighting for public bodies through the procurement procedures set by Law 9/2017 on Public Sector Contracts. We also prepare technical reports and budgets so a town hall can assess an LED upgrade of a neighbourhood or industrial estate before putting it out to tender.
