Industrial electrical maintenance in Seville: keep the installation from stopping your business

In a company, an electrical breakdown is not measured by the cost of the repair but by the lost production hours, the spoilt stock or the customer who walks away. Industrial electrical maintenance means checking the installation methodically so those breakdowns do not happen, and having someone who knows your installation when something does fail.

We work for warehouses, workshops, storage facilities, supermarkets, bars and restaurants, offices and residential buildings with booster pumps, garages and lifts (elevators). We adapt the plan to what you have and to what cannot stop.

What we check in a maintenance plan

  • Switchboards: retightening connections, condition of switchgear, RCD testing, cleaning and labelling.
  • Thermal imaging of the main switchboards with the installation under load.
  • Motors and control circuits: current draw, thermal protection, contactors, drives and starters.
  • Lines and conduits: insulation, heating and the condition of trays and conduit.
  • Lighting in the warehouse, offices and outdoors, and emergency lighting with an autonomy test.
  • UPS units: battery condition and switchover test.
  • Generators: start-up, switchover and transfer panel.
  • Earthing (grounding): measurement and comparison with previous readings.

Preventive, predictive and corrective

  1. Preventive. Scheduled checks on the agreed calendar, with a report after each visit and a list of what should be corrected.
  2. Predictive. Measurements that anticipate failure: thermal imaging, motor current draw, line insulation. They allow repairs during a planned stoppage.
  3. Corrective. Attending breakdowns when they happen, with priority for clients under contract.

The aim is for corrective work to shrink over time. If your installation has never been maintained, we start with a general check and a thermal imaging survey that sets the baseline.

Regulations and obligations

  • Royal Decree 486/1997: the employer must keep workplace installations in safe condition.
  • Royal Decree 614/2001: protection of workers against electrical risk, which also sets how to work safely during maintenance.
  • ITC-BT-05: periodic inspections by an authorised control body (OCA) for the installations that require them, such as premises open to the public every 5 years. We prepare the premises for the inspection and correct any defects.

Equipment worth keeping under control

  • Distribution boards and control panels. This is where a loose connection shows first. If they are at their limit, see industrial switchboards.
  • Motors, pumps and compressors, with their drives and starters. More in motors and variable speed drives.
  • UPS units for servers, tills and critical equipment, whose batteries degrade without warning. See UPS systems.
  • Generators and standby supplies, which have to start on the day they are needed. More on generators.
  • Cold rooms, with their alarms and auto-reclosing devices.

Maintenance on Seville’s industrial estates and businesses

We look after companies in the city of Seville and on the industrial estates of the metropolitan area, such as PISA in Mairena del Aljarafe, La Isla in Dos Hermanas, Fridex in Alcalá de Guadaíra, Calonge, Store or Carretera Amarilla, and in the warehouses of La Rinconada and Utrera. In installations that run shifts we schedule the checks during stoppages, at weekends or at night, so production is not interrupted.

How we work

  1. Initial visit and walk-round of the installation with your maintenance manager.
  2. Inventory of switchboards, critical equipment and existing documents.
  3. General check and baseline thermal imaging, with a priorities report.
  4. Plan proposal: visit frequency, scope and breakdown cover.
  5. Scheduled visits with a report on each one.
  6. Breakdown call-outs and updated diagrams whenever something is modified.

Frequently asked questions

What is the difference between preventive and corrective maintenance?

Preventive maintenance is scheduled checks to find faults before they stop the business: retightening connections, testing protection devices, thermal imaging, cleaning switchboards and testing emergency lighting, UPS units and generators. Corrective maintenance is repairing a breakdown once it has happened. A good plan combines both and greatly reduces the second.

Is electrical maintenance compulsory for a company in Spain?

The employer must keep workplace installations safe (Royal Decree 486/1997) and protect workers from electrical risk (Royal Decree 614/2001). On top of that, some installations have periodic inspections by an OCA, an authorised control body, under ITC-BT-05, such as premises open to the public every 5 years.

How often should a warehouse installation be checked?

It depends on the activity, the operating hours and the environment (dust, damp, vibration). The plan usually sets a periodic general check, more frequent checks of critical equipment and a thermal imaging survey of the main switchboards. We propose the calendar after seeing the installation.

What is thermal imaging used for in maintenance?

To see with a thermal camera which connections, breakers or cables are heating up with the installation under load. A hot spot is a breakdown waiting to happen: a loose connection or a breaker at its limit that will end up tripping or burning out. Finding it in time means repairing it in a planned stoppage, not in the middle of a shift.

Do you attend breakdowns outside business hours?

Yes. If a breakdown stops your business you can call us at any time, and we give you the estimated arrival time when you call. With a maintenance contract we already know the installation and have its diagrams, which shortens the diagnosis a great deal.

How much does an electrical maintenance contract cost?

It is quoted to suit the size of the installation, the number of visits a year and whether breakdown cover is included. As a guide, a thermal imaging study of switchboards starts at 150 euros and labour runs from 15 to 75 euros an hour, plus 21 % VAT, with a surcharge for out-of-hours emergencies.

Industrial switchboards

We design, assemble and wire industrial switchboards in Seville, Spain: main low-voltage switchboards, distribution sub-boards and control panels for machines, pumps and processes, with diagrams, labelling and compliance with UNE-EN 61439. We also extend and replace old switchboards in warehouses and factories.

Motors and drives

Variable speed drive installation in Seville, Spain, starter replacement and proper motor protection: we work in warehouses, pumping stations, residential booster pump sets and machinery, fitting drives, soft starters, contactors, motor protection breakers and thermal overload relays, with programming and commissioning.

Thermal imaging

Thermal imaging of an electrical panel in Seville, Spain uses an infrared camera to find hot spots on terminals, connections and protective devices before they fail or start a fire. We inspect the panels of apartment buildings, shops, warehouses and homes while the installation is running under load, and hand you a report with the images, the temperatures and what needs correcting.

UPS systems

UPS installation for businesses and shops in Seville, Spain, so that a power cut or a micro-cut does not knock out the server, the till, the phone system, the cameras or the shop shutter. We size the unit for the power and autonomy you need, install its protected line and leave it tested.

Generators

Generator installation in Seville, Spain for homes, farms, warehouses and premises open to the public: manual or automatic changeover panel, lines, protection devices and earthing, so the generator takes over when the power goes without putting the installation or the grid at risk. We also install the standby supplies required by ITC-BT-28.

OCA inspection

An OCA electrical inspection in Seville, Spain is compulsory for large residential buildings, garages, swimming pools and premises open to the public. We prepare the installation before the inspector arrives, attend the visit with them and put right the defects they point out, so you get a favourable certificate.
