FAQ
Is a lightning conductor (lightning rod) compulsory on a building in Spain?
A lightning conductor is not compulsory on every building: the Spanish Building Code, in document DB-SUA 8, requires one when the calculated risk of a lightning strike exceeds the acceptable level, depending on the height, surroundings and use of the building. If one is needed, the average cost is about 6,500 euros, from 5,100 to 9,000 depending on the type.
Is a lightning conductor compulsory? It depends on the risk calculation
The answer is in the Spanish Building Code (Código Técnico de la Edificación, CTE). Its basic document on safety in use, section SUA 8, states that lightning protection must be installed when the expected frequency of strikes exceeds the acceptable risk.
What the calculation depends on
- The height and size of the building: the taller and larger it is, the bigger the capture area.
- Its surroundings: a building among taller ones is not the same as one standing alone in open ground.
- Its use: buildings with high occupancy or sensitive uses accept less risk.
- The area: the density of lightning strikes in each location.
- The type of structure and roof.
Existing buildings
The Building Code applies to new buildings and to work on existing ones. If your community (comunidad de propietarios) already has a lightning conductor (pararrayos), the task is to keep it in good condition. If it has none and is considering one, a technician carries out the risk calculation and proposes suitable protection.
Types of lightning conductor
- Franklin rods: the classic air termination system.
- Early streamer emission (ESE) conductors: cover a larger radius with a single head, under standard UNE 21186.
- Both need down conductors to a dedicated earth electrode and, often, a strike counter.
A lightning conductor is not a surge protector
The lightning conductor protects the building from a direct strike. The surge protector in the fuse board protects appliances from spikes coming in through the grid. They complement each other: a building with a lightning conductor still needs internal protection, and a home without one can and should have its surge protector.
What it costs
| Item | Guide price |
|---|---|
| Lightning conductor installed (average) | about 6,500 euros |
| Range depending on the type | 5,100 to 9,000 euros |
| Equipment only | 1,200 to 2,000 euros |
Maintenance
The head, down conductors, connections and earth resistance must be checked periodically, especially after heavy storms.
When to call an electrician
Call if your community does not know whether it needs a lightning conductor, if yours has never been checked or if it has taken a strike. In Seville, Spain, we install lightning protection and fit the internal surge protection.

Lightning conductors and lightning protection
For a lightning protection installation in Seville, Spain we first calculate whether the building needs one under the Spanish Building Code (CTE), and then fit the air terminal (ESE or Franklin), the down conductor, the earthing (grounding in the US) and the strike counter. We also inspect existing lightning conductors on apartment buildings, villas and country houses, and coordinate the surge protection inside.
Surge protection
Surge protection in your fuse board in Seville, Spain is the cheapest way to save the fridge, TV, router, boiler and induction hob from lightning, storms and voltage surges. We fit protectors against transient and permanent overvoltage, or combined units, in homes, business premises, EV chargers and solar installations.
