FAQ

How much does electrical maintenance for a community of owners cost in Spain?

Electrical maintenance for a community of owners costs, as an estimate, 40 to 150 euros a month depending on the number of homes, the garage, the pool and what the contract includes. It covers checks on the fuse board, lighting and emergency lighting, fault call-outs and preparing OCA inspections when the building is required to have them.

Community electrical maintenance cost

There is no fixed public rate for electrical maintenance of a community of owners (comunidad de propietarios): it depends on the size of the building and what the contract includes. As a guide estimate, fees run from 40 to 150 euros a month.

Type of communityWhat weighs most on the fee
Small block without garageStairwell lighting, communal services board and emergency lighting
Building with garageVentilation, CO detection, lighting and emergency lighting in the car park
Development with poolPool pump and filter, outdoor lighting and pumps

What a good contract includes

  • Regular checks of the communal services fuse board, RCDs and connections.
  • Stairwell, entrance and garage lighting, with replacement of fittings.
  • Emergency lighting, with function tests.
  • Fault call-outs with agreed response times.
  • Pressure pumps, pumps and garage doors, on the electrical side.
  • Preparing the OCA inspection and fixing defects, when the building is required to have it.
  • Reports for the property administrator and the owners’ meeting.

Why it pays

  • Article 10 of the Horizontal Property Law (Ley de Propiedad Horizontal) requires the community to keep its installations in good repair.
  • Faults are found before they leave the building in the dark.
  • It makes costs predictable: a one-off out of hours emergency costs 100 to 200 euros for the call-out alone.
  • Up to date paperwork makes the OCA inspection, insurance claims and any extension easier, such as EV charging in the garage.

Compulsory inspections

Under ITC-BT-05, communal installations in residential buildings above 100 kW are inspected by an authorised inspection body (OCA) every 10 years, and garages with more than 25 spaces and forced ventilation, and pools above 10 kW, every 5 years. Maintenance keeps the building ready for those inspections.
