FAQ

What electrification level does a new build home in Spain have?

According to developers' specifications, a new build home in Seville, Spain is handed over today with high electrification: at least 9,200 W plus extra circuits for air conditioning, a dryer, heating or automation. Basic electrification, 5,750 W and five circuits, falls short for a home with induction, air conditioning and an electric car.

What electrification level a new build home has

The electrification level (grado de electrificación) of a new home is set by ITC-BT-25 of Spain’s low voltage regulations, which defines how many circuits the home has and the minimum power its installation must support. There are two levels:

Basic electrificationHigh electrification
Minimum planned power5,750 W9,200 W
Circuits5 (C1 to C5)The 5 basic ones plus additional circuits
ForModerate useAir conditioning, dryer, electric heating or home automation

The circuits in a Spanish home

  • C1: lighting.
  • C2: general sockets and fridge.
  • C3: cooker and oven.
  • C4: washing machine, dishwasher and water heater.
  • C5: bathroom sockets and kitchen worktop sockets.

High electrification adds circuits such as C8 for electric heating or C9 for air conditioning, plus others for the dryer or automation. And since the EV charging regulations there is C13, the dedicated circuit for the electric car.

How new homes are handed over today in Seville, Spain

According to the specifications (memorias de calidades) of the main developers building in Seville, Spain and its metropolitan area, new homes are handed over with high electrification, lighting points in every room, a video door entry system, air conditioning pre-installation and EV charging pre-installation in the garage. It is a good starting point, but check it in your own case.

Why it matters to you

  • Contracted power (potencia contratada). With high electrification you can contract more power without touching the installation.
  • Extensions. Adding a split unit, a more powerful induction hob or a charger is easier if the circuits and the fuse board allow for it.
  • The boletín. Your electrical certificate states the maximum power the installation can take: keep it safe.

How to check it

  1. Look at the boletín or the home’s documentation: it shows the maximum admissible power.
  2. Check the fuse board: count the breakers and read their labels.
  3. If in doubt, ask for an inspection before you move in.
