Meter room (centralización de contadores)

The room or cabinet in a building where the meters of every home, business unit and communal service are grouped, with their protection and the busbars that share out power from the building supply line.

Meter room (centralización de contadores)

What the meter room is

It is the point in the building where the general supply line (LGA) is split between all the supplies. It holds the main isolating switch, the busbars, the safety fuses for each line, the meters and the start of each individual riser cable. It is governed by ITC-BT-16 and by the distributor’s own rules, which in Seville, Spain means e-distribución.

When it is upgraded

Old buildings have meters scattered across landings, in wooden cabinets or in modules that no longer comply. The upgrade moves them into a compliant room or cabinet with new individual riser cables. It also comes up when the community wants new supplies and there is no space left.

Meters for EV charging

The meter room is key in communal garages:

  • Scheme 2: the charger line starts at your home meter, and the car is paid for on your home bill.
  • Scheme 3: a separate meter is set up for the parking space in the meter room. Useful if the owner does not live in the building or the flat is far away.
  • Scheme 1: a main meter feeds a backbone line through the garage, with sub-meters for each space.

In new buildings, the EV charging pre-installation includes reserved space in the meter room.

Cost and who pays

As a guide, an upgrade costs around 100 to 650 euros per home depending on the building. It is communal work paid for by the community of owners (comunidad de propietarios). See meter room upgrade and EV charger in a communal garage.
