FAQ

How much does an energy performance certificate cost for a home in Spain?

An energy performance certificate (certificado energético) for a home in Spain costs from about 70 euros, according to industry price guides. It is compulsory to sell or rent (Royal Decree 390/2021) and is signed by a qualified technician after visiting the home. LED lighting, heat pumps, solar panels or good climate control improve its rating.

Energy performance certificate cost in Spain

What the energy performance certificate (certificado energético, similar to an EPC) costs depends on the size of the home and the technician, but price guides put it from about 70 euros. It is the document that gives your home an efficiency rating from A to G, which must appear in sale and rental listings.

When it is compulsory

Royal Decree 390/2021 requires it, among other cases, to:

  • Sell a home.
  • Rent it out.
  • And for newly built buildings.

Who issues it

It is signed by a qualified technician, who visits the home, records the walls, windows and installations, and registers it. The electrician does not sign it, but is the one who carries out many of the upgrades that improve the rating, and can coordinate with the technician.

What improves the rating

  • LED lighting instead of halogen or fluorescent.
  • An aerothermal heat pump (aerotermia) for hot water and climate control, instead of electric water heaters or old boilers.
  • Solar panels for self-consumption.
  • Smart thermostats and zone control.
  • Windows and insulation, which are not electrician’s work but weigh heavily in the result.

Why it matters to you

  • A good rating makes the home more attractive to buyers or tenants.
  • Work that improves a home’s energy efficiency qualifies for IRPF income tax deductions extended by Royal Decree-law 7/2026; ask your tax adviser whether your case fits.
  • A prior study tells you which upgrades pay off before you spend.

What upgrades cost

Each upgrade has its own price. As a guide, switching a home to LED costs about 450 euros on average, and a 5 kW solar installation 5,500 to 7,000 euros. An efficiency study with proposed upgrades is quoted by floor area.
