Do new build flats come with light fittings? What you find at handover

The usual answer is no: according to the specifications (memorias de calidades) of developments in Seville, Spain, new flats have lighting points in every room but no light fittings. You normally find the cable with a connector block or a simple bulb holder for the first few weeks. That is why lighting is one of the most common jobs right after handover, together with the EV charger and extra sockets.

What usually comes and what does not

Usually included:

• Lighting points on ceilings and sometimes on walls.
• Switches, including two-way switches.

Usually not included:

• Lights for the living room and bedrooms.
• Ceiling fittings for the hallway and terrace.
• LED strips in the kitchen or bathroom.
• Dimming.

What buyers order most

• LED downlights recessed into the false ceilings: some orders are for 30 to 50 spotlights per home.
• Lights and ceiling fittings in the living room, bedrooms and hallway.
• LED strips under kitchen units and in bathrooms.
• Terrace lighting with weatherproof fittings.
• Dimming for the living room lights.

How to choose well

• Decide on the colour temperature before buying: warm light for relaxing and resting, more neutral for working.
• Work out the light each room needs in lumens, not watts.
• In false ceilings, check the space available before buying the spotlights.
• Group the installation into one visit: it works out cheaper than one fitting at a time.
