FAQ
Is home automation (domótica) worth it in a new build home in Spain?
Yes, home automation is more worthwhile in a new build than in a finished home, because the conduit, boxes and cabling go in before ceilings and walls are closed, with less work and lower cost. As a guide, a 60 m² flat comes to around 1,500 euros and a 120 m² home to about 2,500 euros.
Is home automation worth it in a new build: why now is the best time
Home automation (domótica in Spain, or smart home) pays off better in a new build than in a finished home or a later renovation: the pre-wiring is done while walls and ceilings are open, and the cable runs where it should with no chasing or trunking. On top of that, the high electrification level many new homes are handed over with today allows for an automation circuit.
What is usually automated in a new home
- Lighting by zones and scenes, dimmable from your phone or by voice.
- Motorised blinds and awnings, very common on terraces and penthouses.
- Air conditioning and heating controlled room by room with connected thermostats.
- Video door entry and access, with opening from your phone.
- Electricity use on screen, so you know what consumes most and can save.
- Sensors for smoke, flooding or presence.
Wired or wireless
- KNX and wired systems: a dedicated bus for every device. The most robust and scalable option, and a very good fit for new builds because the cable is planned in.
- Wireless (Zigbee, Wi-Fi, Matter): no building work, cheaper and easy to extend. The natural choice if the home is already finished.
What it costs
| Home | Guide price |
|---|---|
| 60 m² flat (apartment) | about 1,500 euros |
| 120 m² home | about 2,500 euros |
| Complete detached house | up to 20,000 euros |
The price varies a lot depending on what you want to automate and the system you choose.
How to do it in a new development
If you are buying off plan, ask the developer whether it accepts upgrades or customisation before handover. If you already have the keys, the most practical route is to start with wireless automation and extend room by room, beginning with what you use most: lights and blinds.
